西安市房地产投资与经济发展适应性研究

【摘要】 本论文以西安市为例,从西安市房地产业发展状况出发,综合运用统计学、经济学、计量经济学等理论和方法,采用定量分析和定性分析相结合的方法,从宏观和微观两个角度系统对西安市房地产投资与经济发展的适应性进行分析,希望能为政府、企业的投资决策提供理论基础和技术支持。区域房地产投资与经济发展相适应应体现出:房地产投资对区域经济发展贡献突出,区域房地产供给和需求基本均衡,房地产投资与社会需求相适应;同类城市横向比较优势能得到充分利用;城市居民对区域房地产业发展的满意度要高。故本论文对房地产投资与经济发展适应性分析主要从以下几个方面:(1)西安市房地产投资对区域经济发展的贡献分析:根据西安市房地产开发投资和国民经济相关历史数据,采用生产函数(C-D函数)进行分析,运用双对数线性模型的形式,应用统计分析软件包Eviews3.1进行定量分析,研究房地产投资对区域经济和社会发展贡献是否显著。(2)西安市房地产供需均衡分析:在对西安市房地产市场供需分析的基础上,根据历史数据,对人均居住面积与时间T进行了回归,通过模型对西安市房地产的需求量进行预则,看房地产投资是否与社会需求相适应。(3)西安市房地产与同类城市横向比较分析:从全国二线城市中甄选出具有代表意义的典型城市与西安进行对比分析,判断区域优势是否得到充分发挥,通过对比说明西安房地产发展水平在全国同等城市中所处的地位,研究其是否与经济发展水平相适应。(4)城市居民对区域房地产业发展的满意度评价:通过调查问卷,走进社区、企业,访问专家等方式广泛的展开调研工作,收集一手资料,调查城市居民对区域房地产业发展的满意度。通过本研究发现,房地产投资对区域经济发展的贡献突出;房地产市场供应结构趋于合理并走向成熟,与需求基本相适应;与同类城市比较优势未得到充分发挥,但与当前西安市经济发展水平相适应;城市居民对西安市房地产业的发展满意度较高,与当前西安市经济和社会发展基本形势相吻合。

【Abstract】 The thesis of Xi’an City, starting from the Xi’an real estate development, integrated use of statistics, economics, econometrics, the theories and methods of quantitative analysis and qualitative analysis method of combining, both from the macro-and micro-a point system for real estate investment and economic development in Xi’an, the adaptability of the hope for the government, business and investment decision making theoretical basis and technical support.Regional real estate investment and economic development, adaptation should reflect:Real Estate Investment outstanding contributions to regional economic development, regional basic balance of supply and demand of real estate, real estate investment and social demands; similar comparative advantage in urban landscape can be fully utilized; urban real estate development in the region higher satisfaction. The purpose of this paper on real estate investment and economic development adaptability of mainly the following aspects:(1) real estate investment in Xi’an City’s contribution to regional economic development analysis:According to the Xi’an real estate investment and related historical data on the national economy, with production function (C-D function) analysis, using pairs of log-linear model form Application of statistical analysis software package Eviews3.1 quantitative analysis, research real estate investment on regional economic and social development contribution is significant.(2) real estate supply and demand equilibrium analysis Xi’an:Xi’an real estate market on the basis of supply and demand analysis, based on historical data, per capita living space and the time T for a return, through the model of the demand for real estate in Xi’an prediction, to see whether real estate investment and social demands.(3) real estate in Xi’an and the horizontal comparison of similar cities:from the national second-tier cities, meaning the selection of a representative of the typical with the city and Xi’an were analyzed to determine whether the full regional advantages, By comparing the level of real estate development in Xi’an China’s status in the same city to study whether and economic development level.(4) urban real estate development in the region Satisfaction:Through the questionnaire, into the community, businesses, access to a wide range of experts, etc. to start research work, gathering first-hand information, the survey of regional real estate development, urban residents satisfaction.Through this study, real estate investment’s contribution to regional economic development, outstanding; real estate market supply structure to be rational and mature, compatible with the basic needs; with similar cities without comparative advantage into full play, but with the current economic Xi’an development level; urban real estate development in Xi’an high satisfaction with the current economic and social development of Xi’an, the basic situation of match.
