房地产估价研究

【摘要】 房地产估价是一门重要的边缘学科,随着我国市场经济体制的逐步完善,房地产市场的发展,房地产估价的作用也将日益突出。论文主要研究了国内外房地产估价理论和制度、房地产价格的形成、房地产估价常用的估价方法及其比较,并在最后提出了完善我国房地产估价制度的相关政策建议。论文在绪论中提出了房地产及房地产估价的概念,并比较了国内外房地产估价制度,分析了房地产估价研究的意义以及论文的研究思路。第二章分析了国内外房地产估价的相关理论,提出了本文研究的出发点。第三章分析了房地产的价格形成机制,引入和完善了房地产价格形成的动力学模型、房地产开发熟化度指标以及运用GM(1,1)模型预测房地产价格。第四章分析了房地产估价的常用方法,并提出市场比较法是最常用的估价方法。第五章运用常用的三种估价方法进行了实证分析。第六章提出了完善我国房地产估价制度的相关政策建议。

【Abstract】 The appraise of the real estate is an important marginal subject.With the completment of the system of our country economical market and the development of the real estate.the appraise of the real estate will be more and more important.The dissertation study the theory of the appraise of the real estate home and abroad,the form of the price of the real estate.the approach of the appraise of the real estate and the suggestion of the policy of the real estate of our country.It putts forward the concept of the appraise of the real estate .compare the institution of the appraise of the real estate home and abroad,and analysis the meaning and the thinking of this dissertation in the preface.It analyzes the related theory of the appraise of the real estate in home and abroad, and raises the starting point of this dissertation in the second chapter.It analyzes the form of the price of the real estate.completes the dynamical model of the form of the price of the real estate and the exploited index of the real estate,and calculates the price of the real estate using the model of GM(1,1) in the third chapter.It analyzes the common approaches of the appraise of the real estate in the fourth chapter.It gives examples to the three common approaches of the appraise of the real estate in the fifth chapter.It gives some suggestions to complete the policy of the appraise of the real estate of our country in the last chapter.
