【摘要】 建国以来中国城市住宅建设进入了新的高潮期，住宅建设面积约占新建总面积的一半左右，是世界上建造量最大的国家。然而，从整体上来看，我国住宅的建造水平还很低，在大规模建设的同时住宅建筑技术显得准备不足，特别是居住使用性能不高，不能满足人民的物质生活和精神生活日益提高的需要。针对这种情况我国提出了《商品住宅性能认定》。 平面与空间布局原则是《商品住宅性能认定》中重要的一项内容。在住宅性能中住宅的平面形式是表现住宅本质问题的基础和框架，是建筑设计的基础，对于住宅户型的探索和研究是住宅设计的第一步。建筑功能方面的问题通常集中的反映在平面上，空间组合的主要内容也在平面设计中能得到基本的反映。 本文从平面与空间布局原则入手，研究《商品住宅性能认定》中要求的住房的功能、质量是否与居民的生活水平相协调，是否与居民的生活方式相适应等问题。 本文从建筑学的基本理论出发，结合其它相关理论和已有的研究成果，对西安正在发售的已建好的十三个商品住宅小区进行了调查走访，得到住宅开发商及住户对于新住宅的意见资料，进而讨论现有住宅存在的问题，住宅设计的发展趋势并使其与《商品住宅性能认定》中适用性中的平面与空间布置原则中各条例作比较，讨论其在西安地区的适用性。希望能通过对于住宅户型在其形式与功能两大方面的综合研究，其提出的依据及所达到的结果作进一步的论证，对部分条款的内容进行讨论，希望能提出更新更有潜力的设计建议。更多还原

【Abstract】 Housing Construction in Chinese cities greeted a new upsurge since 1949,the floor area of housing construction approximately amounted o half of the total floor area of the new construction, China so took the first position in housing construction in the world. However, generally speaking, the standard of housing construction in China is still low, it seems that the technology in housing construction in isn’t well prepared while it is in large scale, especially in the living and use performances which can’t meet the daily growing requirements of material and spiritual lives. In view of this situation, a regulation was promulgated, that is Commodity Building Performance Confirmation.One of the important content in the Regulation is the principle of plane and space layout. Among the building performances, the plane figure for housing is the base and frame in showing its essence and also the base of architectural design, the probe and research to housing types are the first for housing design. The problems on construction function usually are reflected concentrately in plane design, in which the main content of the space compose is done too.This paper proceeds from the principle of plane and space, researching if the housing function and quality demanded in the Regulation and the residenters’ living standard are well coordinated, and if they are well done in suiting their living style and things like that.The paper starts with the basis theory of architecture, combining the other relative theories and available results of research, paying a visit to the thirteen selling built commodity housing estate, getting the opinions and data faded back from investors and households, it then discusses the problems existing in the available housing and the developing trend in housing design. After comparing these problems with the rules in the principle of plane and space layout required in the habitability in the Regulation, the paper discussed if the Regulation adapts to the real situation in Xi’an city.The purpose of writing the paper is to hope to propose the original and potential ideas in design by comprehensive research in forms and functions of different housing types, the more proofs to the foundation and the result mentioned in the Regulation, and the discussion to the part of the provisions of the Regulation..更多还原
