物业管理品牌战略研究
The Study on Brand Strategy of Property Management Enterprises

【摘要】 随着社会的迅速发展和中国加入WTO,我国的物业管理企业面临着更加激烈的市场竞争环境。而创建品牌是提高物业管理企业自身竞争力,获得良好绩效的有效途径,也是物业管理发展的必然趋势。 本文在分析我国物业管理现状的基础上,指出当前物业管理中存在着缺乏优秀的服务品质、缺乏优秀的企业文化、缺乏良好的人力资源发展战略这三个主要问题。通过有关文献资料的阅读,从理论研究角度对物业管理品牌作了界定,并获得了对本文所做工作的有益启示。接着论文对如何构建服务品质体系、塑造企业文化及做好人力资源发展战略进行了探讨,提出了建议。最后以万达物业公司的品牌创建模式对本文所研究的论点进行了实证分析,并对我国物业管理的发展方向作了展望。
【Abstract】 With entry of WTO and the quick development of scientific,the property management corporations in our country are particularly facing more fierce competition .How to establish the brand is the effective and imparative way to increase the competitive ability and it can obtain nicer achievement,that also is the inevitable direction for the development of the property management ?The thesis pointed out the three significant deficiencies in the property management based on the analysed situation,that is short of excellent service quality,lack of corporate-culture and in great demand of the strategy of human resource. After doing a comprehensive reading of the relative information and documentation,the thesis gave a definition of the brand of property management from theoretical direction and acquired precious revelation for the study. Then the thesis discussed how to establish the quality of service,corporate-culture and carry out the strategy of human-resource,and some suggestions are given. At last,combined with the brand-buliding of Wan-da Property Management Company,the thesis verified the three subjects of the thesis and gave some prospects of the development trend of property management in China.
