房地产项目设计管理研究

【摘要】 近年来,随着我国市场经济的迅速发展,房地产行业飞速发展,对社会生产和居民生活产生了重大影响。然而,房地产业的综合投资效益并不高,投资失控严重成为建设项目投资中的普遍现象。造成这一现象的一个主要原因就是缺乏对房地产项目设计阶段的有效管理和控制。本文结合目前国内房地产项目设计管理的现状,对设计管理特点和方法加以阐述,找出了在设计管理过程中影响设计进度和质量的诸多因素,然后将有效的进度及质量控制方法应用于设计管理过程中,以达到加快进度,控制成本,提高房地产项目综合效益的目的。最后,以“龙山华府”项目为例,阐述了如何运用这些方法,进行产品定位、设计单位选择、方案优化,并在案例中列出设计管理过程中的一些失控现象,以吸取教训,总结经验,避免以后的工程中出现类似的情况。

【Abstract】 In recent years, with the rapid development of China’s market economy, the real estate industry has a rapid increase which impacts social production and living seriously. However, the integrated efficiency of real estate investment is not very high; investment out of control is a common phenomenon in building investment. A major reason for this phenomenon is the lack of effective management and control to real estate projects in the design phase. In this paper, combined with the situation of domestic real estate project design and management, we introduce the characteristics and methods of design management and find out the factors impacted the progress and quality in the design management process, and we apply the effective method on the progress and quality control to the design management process to speed up the progress, control costs and improve overall efficiency of the real estate projects.Finally, taking the "Longshan Washington" for example, we explain how to use these methods to position product, select design corporation and optimize the program, and list some runaway process to draw a lesson, summary experience and avoid similar situation in the future projects .
