基于要素的建设项目协同管理研究
Research of Synergic Management for Construction Projects Based on Elements

【摘要】 Each kind of problems which existed in the present project management are simple summarized, and the basic reason lies in various problems of project management is the essential factors lacks of effective conformity and coordination. Starting from the coordination essence obtained in the human society, the intrinsic demand to synergic management in the construction management is analyzed. After analyzing the project coordination in the cooperation management, partnering model, the synergic degree of all different construction patterns are analyzed separately.Firstly, the grey forecast and optimal decision-making on the total life cost of construction project is build, and the whole life cycle time, quality and cost goal of the construction project is resolved. According to the basic thought of the project integration, all materials, information and data in all different phases needs to be integrated. And a new method that applies the grey forecast approach to the cost prediction and the time optimization is proposed in this paper. Through analyzing the relationship of time, quality and cost, the reasonable area among these three major goals of the project is determined qualitatively. Recurring to the network planning technology, its object function and restrictions are explained carefully to obtain the most satisfied decision scheme and to control goals in the project management.Secondly, the SIPOC model of the construction project integration is proposed, and the organization structure to support this model is designed. Learning from the basic thought of the SCM, the Suppliers—Input—Process—Output—Customers (SIPOC) model of the construction project integration is proposed, and how to carrying on SIPOC model within the inter-construction project is discussed deeply. The dynamic united organization is established, which composed by construction participants and undertakes corresponding responsibility. The seamless link between different procedures of construction project is supported through the dynamic adjust. Based on the reality of construction project, the key-leading group of the dynamic united organization is analyzed. Finally, the application and benefits of this model is illuminated combined the development practice of one Shenzhen Building. Thirdly, the information asymmetry existed in construction project is analyzed, and the information sharing mechanism and realization methods are put forward. After the two layers principal-agent relationship among the owner, contractor and supervisor in the building phase of construction project is analyzed, the game model among the owner, contractor and supervisor is established. Through designing the rational management contract, utilizing the believable punishment threaten the contractor and supervisor, the contractor and supervisor can be impelled to work hard and reduce its possibility of conspired. The information integration model of construction project is established from the stage information integration and the participant integration. And the realization of the information integration model is designed from the selection of network structure, the planning of system application layer, the designing of database, etc. After the information processing procedure model of the information integration system is explained, every functional management integrated method of the construction project is suggested.Lastly, the synergic analysis model under and between the construction time, process and infarction is set up. The construction project management goal contains the expense, the quality, the security, the environmental protection and so on, these project goals realizations need to integrate and coordination all essential factors involved in the construct management, especially the time, the flow and the information factor. It needs to uses the quantitative analysis and the qualitative analysis, in the concrete analysis time, the flow and in the information essential factor integration foundation, to realizes the best control in the project expense, quality, security, environmental protection through the time, process and information synergic. While analyzes the various essential internal coordination of each factors and the external coordination between these factors and the market environment quantitatively, the concrete plan is provided to realizes the construction goals synthesis optimization.
