【摘要】 随着济南市经济的发展,人民生活水平的提高,房地产业在国民经济中所占的比重越来越大,所占的地位也越来越中重要。由于城市人口激增、家庭结构简单化、科技的进步、土地资源匮乏和房价攀升等,住宅产品发生了变化,为了满足不同经济收入、不同类型、不同生活模式家庭的需要,提供了不同面积,不同档次的各种住宅。与此同时,消费者对于产品的质量、面积和功能更加重视。本文围绕济南市商品住宅产品结构特点、地域特色、产品供应状况和特点、消费者需求等方面进行了综合论述,重点对产品结构的总体演变规律、各区域产品结构的演变、演变的驱动因素等进行了深入研究,并结合具体案例进行了重点研究和分析,同时对住宅产品开发、消费者行为以及产业发展趋势进行了探讨与分析。本文第一章主要介绍了商品住宅、商品住宅产品结构的基本概念、本文的研究背景、内容、技术路线以及研究的目的和意义。阐述了各类“商品住宅产品结构”的国内外研究现状。第二章主要是理论阐述,为本文做好理论的铺垫,为进一步分析做好基础。第三章对济南市商品住宅产品结构演变的背景进行相关的分析,为其演变做好相关的铺垫。第四章主要从商品住宅的产品结构的不同分类演变过程进行分析。济南市商品住宅户型的演变过程以及存在的问题;济南市商品住宅套型面积演变过程及存在问题;关于建筑类型结构的演变研究;济南市商品住宅价格的变化以及演变规律和存在问题;商品住宅产品类型演变等问题进行分析研究。第五章主要是对产品结构的演变的动因进行阐述,解释了产品结构演变的内在动力。第六章是对整个研究过程的总结和思考,并对下一步工作的展望。更多还原

【Abstract】 With the Jinan City’s economic development, people’s living standards improve, the real estate proportion in the national economy growing, the position occupied by more and more important.
