中国房地产价格变动问题分析

【摘要】 随着我国房地产市场的发展,住房消费已经成为新的消费热点。但是近年来,我国房地产价格上涨过快,房价的过快增长,不仅极大地影响到城市居民的生活质量,也成为整个国民经济继续平稳发展的一个不稳定因素,房价问题已经成为一个引起社会广泛关注的重要经济问题和社会问题。加强房地产价格变动问题的研究和管理已成为当前非常突出的问题。本文是在中国特有的房地产市场研究的基础上,以马克思主义价值和价格理论为指导,探讨房地产价格体系的概念与构成。从房地产价格的相关理论出发,主要分析影响房地产价格变动的因素,房地产价格泡沫和房地产价格的宏观调控。在分析房地产价格变动的影响因素时,主要分析了人口因素、城镇居民收入、金融因素、房地产税收政策、市场预期、土地价格、房地产建造成本等。在分析房地产价格泡沫问题时,介绍了房地产价格泡沫的定义,房地产价格泡沫的成因和社会经济效用。在此基础上,总结和分析了房地产价格泡沫的评价指标,并合成中国房地产价格泡沫的评价指标。运用定量分析方法,分析了2002-2005年中国房地产价格泡沫的程度。在阐述稳定房地产价格的宏观调控措施时,主要阐明了房地产宏观调控的依据,宏观调控的意义和政策建议。本文进行了房地产价格变动的理论与实证研究,旨在揭示我国近年来房地产价格变动的相关问题,为指导房地产业的发展提供支持与帮助,提高房地产业经济运行效率。

【Abstract】 With the development of the real estate market of my country, the house-consumption has become a new hot spot of consumption.But in recent years, the real estate price rose rapidly.The too-quickly rising of house price not only extremely influences city dweller’s living conditions but also is an unstable element for the macroeconomics’ smooth and sustained development. At the same time, the problem of house price has become an economic as well as a social problem that has aroused universal concerns by society. it has become a very prominent question that strengthening the researches and managements on the question of the real estate price changes at present.On the basis of the Chinese peculiar real estate market survey and under the guidance of Marxism value and price theory, this paper discusses the concept and component of real estate price system. Starting from the related theories of real estate price, primarily analyzes the affecting factors of real estate price changes, real estate price bubbles and estate price macro adjustment and control. When analysising the affecting factors of real estate price changes,mainly analysis demographic factors,the income of urban residents,financial factors,real estate tax policy,market’s expectations, land price,real estate construction costs. When disscussing the question on the real estate price bubble, introuduces the mean of the real estate price bubble, then causes of formation and effects to society and economic are recommend. Toknow clearlier, value guide line of thereal estate price bubble are analysed and summaried, and this paper combines value guide line of the real estate price bubble on Chinese real estate price. Chinese real estate price bubble’s degree from 2002-2005 are revealed by the methods of quantitative analysis. When stating on some measures about real estate macro adjustment and control to sustain real estate’ price, mainly states causes of macro adjustment and control on real estate,effect of macro adjustment and control on real estate,some suggestions of police on macro adjustments and controls. In order to reveal the correlation questions on the real estate price changes of our country, the theoretic and positive study on real estate price are made in this paper, which can offer support and help for guiding the development of real estate industry, and can improve its economy running effciency too.
