【摘要】 土地是人类赖以生存和发展的物质基础,但随着城市化与工业化的推进,耕地大量减少、土地供需矛盾日益尖锐。由于土地资源的保护、城市的可持续发展以及土地科学研究的完善等方面的迫切需要,城市土地集约利用研究已成为土地问题研究的热点之一。本文在吸收国内外相关理论、研究方法的基础上,丰富了城市土地集约利用的内涵,并从宏观和中观层面探讨城市土地集约利用潜力的评价方法,从城市土地集约利用的内涵出发构建评价指标体系,以漳州市城区为实证研究对象对城市土地集约利用潜力进行宏观和中观评价。论文以GIS的空间分析技术为支撑,在宏观层面上采用TOPSIS法和AHP法对漳州市城区土地利用总体进行评价,得出漳州市城区的土地处于适度利用水平,存在一定的挖潜空间的结论;在中观层面上采用极限条件法、多因素综合评价法等方法,将居住用地功能区划分为过度利用、集约利用、适度利用和低效利用四个潜力级别;在以上评价结果的基础上进行分析和潜力测算,提出相应的城市土地集约利用措施与建议。本文试图研究出一套切实可行的城市土地集约利用潜力评价方法,以期为城市确定合理的发展模式、制定相关规划与政策提供科学依据,引导城市土地的集约利用。更多还原

【Abstract】 Land is an material basis for human survival and development. However, with urbanization and industrialization progress, the arable land has greatly reduced, land supply and demand have become increasingly acute. Because of the urgent need such as the protection of land resources, the sustainable development of city and the improvement of scientific research on land areas ,the research on urban Land intensive use has become one of the hot spots about the land issue study.Based on the relevant theoretical studies and research methods home and abroad, the article enriches the connotation of urban land intensive use, and explores methods of potential evaluation for urban land intensive use from the macro and meso levels. Depend ding on the connotation of urban land intensive use, the article establishes a evaluation index system, and makes Macro-and meso- assessments on land use intensity by taking Zhangzhou city as an instance. Supported by the technology of GIS spatial analysis, the thesis adopts TOPSIS and AHP methods to make an assessment of uban land use intensity in Zhangzhou city at the macro level, then draws the conclusion that the uban land intensive use in Zhangzhou is at an appropriate level, and still exists some potential mining space. At the meso level, the thesis adopts methods such as conditions-limit and multi-factor evaluation to classify the residential functional area into four potential types: extensive use, intensive use, moderate use and inefficient use. Based on of the evaluation results above, the paper carries out analysis and calculates the potential, then submits corresponding measures and suggestions on uban land use intensity. The paper attempts to develop a set of available methods for potential evaluation of urban land intensive use and expects to provide cities with a scientific foundation to choose a reasonable developmental pattern , set up correlative planning and policy, sequentially guide the urban land to intensive utilization.更多还原
