城市居民私有住房价格评估方法研究

【摘要】 对旧城地区进行拆迁改造是发展城市经济、改善市民居住条件的一项重要工作。拆迁改造工作的难点在于城市居民私有住房的拆迁补偿,因此,如何科学合理地评估这类住房的价格,并以此确定其补偿金额,是保证拆迁改造工作顺利进行的关键。论文进行了城市居民私有住房价格评估方法研究,为实现城市居民私有住房价格评估的科学化及合理化提供了理论依据和实践指导。论文在深入研究国内外房地产评估技术和方法的基础上,分析了传统房地产评估方法在城市居民私有住房价格评估中的局限性,探讨了特征价格理论在城市居民私有住房价格评估中应用的可行性及优势,并提出了基于特征价格理论的城市居民私有住房价格评估方法;从城市居民私有住房的特点出发,对影响城市居民私有住房价格的特征因素进行了分析,同时借鉴国内外相关研究成果,建立了城市居民私有住房价格评估指标体系;针对城市居民私有住房价格回归模型的小样本特点,选择并使用了支持向量机方法构建城市居民私有住房价格评估模型,并通过对西安市居民私有住房价格评估的实证研究,验证了模型的科学性和实用性:对城市居民私有住房智能化评估系统进行了初步的设计,为实现城市居民私有住房智能化评估奠定了基础。论文研究成果为城市居民私有住房的价格评估提供了新的思路和方法,同时,在减少拆迁纠纷,维护社会稳定以及促进城市建设等方面也都具有一定的现实意义。

【Abstract】 Demolition and reconstruction of the old urban districts is an important task for developing urban economy and improving the living conditions of citizens,its difficulty lies in the compensation of urban resident’s private housing demolition,therefore,how to appraise such housing scientifically and rationally,and to determine the amount of compensation is the key to ensure that demolishing proceed as planned.Accordingly, this dissertation works on the appraisal method of urban resident’s private housing,and do some research on theory and practice study which making the appraisal more scientific and rational.The dissertation thoroughly researched the domestic and overseas techniques and methods of real estate appraisal,analyzed the limitation of traditional appraisal methods which applied in appraisal of urban resident’s private housing,discussed the advantages and feasibility of the application of hedonic theory in such appraisal,and raised the appraisal method of urban resident’s private housing which is based on the hedonic theory; according to the method,concluded the characters of urban resident’s private housing, and established a index system of urban resident’s private housing appraisal by analyzing the factors which affect the price of such housing;then adopted the support vector machine to modeling the appraisal model of urban resident’s private housing according to the few-observation feature of price regression of such housing,and testing the availability of the model by appraising the urban resident’s private housing in Xi’an;at last,providing preliminary design for intelligent appraisal system,which would be foundation for realizing the intelligent appraisal of urban resident’s private housing.The research on this problem provides new idea and approach to urban resident’s private housing appraisal,meanwhile,has important practical meaning for reducing demolishing dispute and maintaining social order and boosting city construction.
