【摘要】 近年来,旅游房地产作为一种新型的投资理念和投资方式,随着我国人民生活水平和经济发展水平的不断提高而迅速发展。旅游房地产从本质上说是旅游业与房地产业相互融合的产物,两者在融合中相互促进,相互提升,出现了促使产业结构更趋合理的新业态。与此同时,人们通常强调第一、第二、第三大产业间的融合互动,却忽视了第三产业内部各行业新业态、新企业、新模式的快速发展,从而忽视了对其的研究。一部分学者从产业融合的角度对体育旅游、农业旅游和饭店产业进行了探讨,但从产业融合理论探讨我国旅游房地产的文献却很少,尤其对旅游房地产的产业融合模式的研究甚为薄弱,这是笔者确定本研究主题的重要原因。本文共分七章,第一章、第二章从产业融合的基本理论入手,对国内外关于旅游房地产以及产业融合的研究进行了回顾,并对几个重要概念作了界定;第三章、第四章是本文的核心部分,通过我国旅游房地产与一般房地产特征的对比分析,在分析旅游房地产的产业融合基础、驱动因素以及融合过程的基础上,构建旅游房地产的产业融合模式的研究框架,并介绍了旅游房地产的两种具体表现形式。第五章为案例分析,介绍了旅游房地产产业融合中具有代表性的中坤地产模式。第六章通过分析旅游房地产产业融合中存在的问题,提出了旅游房地产的一些产业融合策略。最后一章为结语,总结本文的主要观点,分析研究中存在的不足,并提出今后进一步研究的方向。本文通过旅游房地产的产业融合模式的构建,希望对房地产开发商提升其房地产运营能力有所启示,也使旅游房地产的各利益相关者能更深入、更透彻地认识旅游房地产,从而拓展旅游房地产的开发思路。更多还原

【Abstract】 In recent years, tourism real estate is a new investment idea and way, which is developing very rapidly as the increase of people’s living level and the economic development level. Naturally tourism real estate is the product of tourism and real estate’s integration. And in the course of integration, tourism and real estate accelerate and promote reciprocally, which makes the emergence of the more reasonable and new operation shape. Meanwhile, people usually underline the integration and reaction among the first, second, third industry. However, people neglect the rapid development of the new operation shape, the new enterprise, the new model inside the third industry, therefore neglect to do research on it.Some scholars study on sports tourism, agricultural tourism and hotel industry from the industrial integration, but few on China’s tourism real estate, especially fewer on industrial integration of tourism real estate. Therefore, this thesis selects it as the study subject.This thesis is composed of seven chapters. This thesis reviews on the tourism real estate and industrial integration and define several important concepts in the fist tow chapter; the third and fourth chapter is the core part, based on the base of industrial integration of tourism real estate, promotion factors and integrating course, the thesis constructs the structure of industrial integration mode of tourism real estate, and then introduces the two concrete shape. And then this thesis analyzes the ’Zhongkun’ real estate mode in Chapter 5, and in Chapter 6 on the premise of revealing the problems, put forwards some measures of industrial integration.Through constructing the industrial integration mode of tourism real estate, this thesis strives to enlighten the developer of real estate to promote its ability to operate the real estate, and make stakeholders of tourism real estate know about the tourism real estate more deaply, and thus to develop the idea.更多还原
