CPM公司物业管理计费模式的应用创新研究

【摘要】 自一九八一年三月深圳市成立全国第一家物业管理公司算起至今,物业管理这个诞生于八十年代初期的新生事物发展到今天已整整走过了二十六年的创业历程。二十六个春秋,在历史的长河中仅仅是短暂的瞬间,但从深圳起步的物业管理却奠定了中国物业管理从无到有、从弱到盛的良好基础。随着我国国民经济持续稳定地向好发展和人们物质、文化生活水平的不断提高,物业管理服务的市场需求也将日益成为人们日常工作、学习、生活中不可或缺的重要组成部分。因此,深入研究物业管理在实际工作中的科学应用问题对物业管理的健康发展和更好地满足人们的物质、文化、生活需要具有十分重要的现实意义。本文正是基于这个认识,从研究CPM公司对物业管理计费模式的创新应用问题入手,探讨“包干制”与“酬金制”这两种物业管理计费模式在现阶段的实际应用问题。“包干制”与“酬金制”这两种物业管理计费模式虽然在《物业服务收费管理办法》(发改价格[2003]1864)中有明确的定义和使用规定,但在具体的应用问题上,还存在许多值得探讨的地方。本文通过对CPM公司具体应用两种物业管理计费模式的研究,找出了一些具体应用方面的方法,从中提出了一些个人观点,并通过实例举证分别介绍了两种物业管理计费模式在实践中的具体应用,为物业服务企业依法、有效地应用这两种物业管理计费模式提供了借鉴。

【Abstract】 The first property management company in our country was established in Shenzhen on March, 1981. As a newly burned business in 1980s, 26 years has passed since that time.26 years is only a moment over the long history, but the property management business started from Shenzhen has built a good foundation for the development of other property management companies in country. With the economic development and ever-growing material and cultural needs, in our country, the market demands from the property management service will play an important role in our daily work and life. So, it is a very real problem to study the scientific applications in actual works of property management and to satisfy the more people’s material and cultural needs.Based on this consensus, starting from the new applications of the CPM company counting methods, we discussed the existed actual applicant problems about the two property management payment patterns-contract system and cash rewards system. Though the two account management methods had their respective clear definitions and applicant regulations, when mentioned to the concrete problems, they were still worth to be discussed in many ways.In this article, we find some useful methods and put forward some personal views by analyzing the research from the CPM company about the two property management counting methods, and we also introduce the actual application ways of the two account management. Our study will supply experience for the property service business to legally and effectively use the two property management counting methods.
