【摘要】 在工程量清单计价模式日益推广的今天,关于工程量清单计价的重要性,在招投标方面的应用,建筑施工单位的研究都有较多而全面的深入分析,但对于建设单位,在应用工程量清单计价的过程中,如何避免陷入不合理条款,避免建设项目出现三超情形,从而保障建设单位的切身利益。本文通过对民营企业——地王国际商会中心,南宁市地标工程项目的建设,对于工程量清单在招投标、施工、结算全过程中的造价控制进行分析研究。简单介绍地王国际商会中心工程的概况,针对该工程在招投标阶段采用的工程量清单项目及单价分析,及在工程结算中的项目单价及分部小计的对比,对工程量清单的应用进行分析,提出工程量清单对于工程项目的适用性,工程量清单在现阶段应用碰到的实际难题,如何在实践中进行投资及更好的利用工程量清单控制工程总造价,为企业的可持续性发展积累良好的资本。最后指出房地产项目可以通过工程量清单计价模式,恰当控制工程总造价,努力减少三超现象在工程项目中出现,营造良好的经营发展环境,使企业走上繁荣之路。更多还原

【Abstract】 Today generalizing the use of BQ(Bills of Quantities), Building company have more and more comprehensive analysis about the essentiality of BQ, the application in Tender, the research in construction process. But how to protect owner self’s benefit, to avoids over budget in building projects on the application BQ, all that problems need to solve urgently.Based on International Chamber of Commerce Tower, landmark projects in Nanning using BQ in the precess of built, to do research and analysis on cost control in the entire proceeding, which using BQ in the bidding, construction and actual budget. Brief introduce the project, using a list of items and price analysis, and projects in the unit price and the subsection contrast, the application of BQ research. Point out difficult problems on BQ application, how to using BQ valid to control the cost and correctly to invest, and then to accumulation of capital for the Enterprise Sustainable development.Finally, point out the land agent can using BQ to appropriate control of total project costs, efforts to reduce the phenomenon in the three super-project in there, create a good environment to enable enterprises to embark on the road to prosperity.更多还原
