【摘要】 本研究以系统论、区位论和空间结构理论为指导,以2003-2007年益阳城区住宅宗地估价报告、城市规划图、社会经济统计数据以及实地调研资料为基础,分别借助Sufer、ArcGIS、Careland为工作平台,辅助采用CAD、Coreldraw、SPSS等软件,采用图形分析与数据分析互补充、定量分析与定性分析相集成的研究方法,遵循由理论研究到实证分析、由现象分析到机理研究、分层次综合研究的思路,将地统计学研究理论与方法引入到地价时空变化研究之中。通过对益阳市城区住宅地价时空特征的分析,探讨其影响因素及作用机制。本文分六个部分,其中主要研究内容为第二、三、四章:第二章论述了与城市地价空间研究相关的理论和原理,包括系统论、区位论、地租地价理论、土地供求关系理论和城市空间结构理论;第三章以益阳市住宅地价交易样点为基础,分别从空间分布和时间变化两个角度,对城区住宅地价的时空特征做了全面的分析;第四章相应地分为现状特征和动态规律两个角度探讨了影响益阳市城区住宅地价空间结构的影响因素及其作用机制。本研究认为,地价空间特征的影响因素是复杂的,客观全面的认识城市地价空间结构须从时间和空间的角度综合分析。更多还原

【Abstract】 This paper based on land economics, theories of spatial structure and location, based on land appraisal reports, city planning map, Statistic data of society and economics and information research on the spot, in virtue of Sufer、ArcGIS、Careland, assistant adopt CADn、Coreldraw> SPSS computer software and so on, adopt measures that analysis makeup of graphics and data, integrated quantity and quality, pathway from theoretics to demonstration, and from phenomenon to mechanism, introduced theories and ways of geostatistics, synthesized study variational character of space-time. Analyze variational space-time character of residential land price in the city zone of Yi yang, probe into influencing factors and their mechanism.The paper is composed of six portions, thereinto chapter 2,3,4 are of consequence sections.Chapter 2 related some theories about space-time character of residential land price.Chapter 3 based on bargaining samples of residential land price in the city zone of Yi yang, analyse variational character of space-time residential land price in the city zone of Yi yang from all sides. Chapter 4 discuss influencing factors of space structure and their mechanism of residential land price in the city zone of Yi yang.The paper take for influencing factors of land price are complex,and study space structure of urban land price based on space-time.更多还原
