【摘要】 房地产业作为我国新兴的产业,已经成为国民经济的支柱性产业。房地产是一种特殊商品,其特殊性决定了房地产交易市场的特殊性和复杂性。复杂的房地产交易需要中间人的介入,房地产经纪人员应运而生。房地产经纪的存在活跃了房地产市场,有利地推动了房地产业的发展,但同时在其管理方面也暴露出许多不足。经纪人员违规行为屡有发生,已严重影响了广州经纪业的健康发展。因此,提升对广州房地产经纪的管理水平,使其向专业化、规范化发展迫在眉睫。本论文通过文献资料、实际案例、相关法规等资料的研究,综合管理学的有关知识点,如市场失灵等,对广州市房地产经纪业的发展现状和管理过程中出现的问题进行分析,同时结合国外成熟的经纪管理经验,从完善管理、发展品牌、改善服务环境三个方面提出相关建议。本论文的创新点包括两方面:一是从科学管理角度出发,探讨如何借鉴发达国家的房地产经纪管理制度和经验来完善我国的相关管理制度。二是针对目前广州房地产经纪机构的经营特征,提出适应本地经纪业发展管理的补充建议。更多还原

【Abstract】 With the development of real estate industry in Guangzhou, real estate brokerage produced and quickly developed into a popular vocation. But meantime, numerous problems are also exposed. Immature government administration system and industrial structure system impede the development of real estate brokerage industry. Therefore, the regularization of real estate brokerage in Guangzhou is urgent. This thesis, based on the investigation of the literature, the actual case, the relevant laws and regulations, and other information on the research, integrated management of the relevant knowledge, such as market out of control, analyzes the present problems. And learning from the well-established management and operation system of international brokerage industry, it describes three efficient industrialized administration recommendations about upgraded management, brand development and improving the service environment.更多还原
