【摘要】 随着城市的发展,都市综合体满足了城市功能多样化、形象特色化、环境生态化、资源集约化、空间多中心化、生活社区化的发展要求,成为当代城市区域综合开发的良好模式。在国内都市综合体的开发实践日渐活跃的同时,对于都市综合体的学术讨论也呈上升趋势,但系统的理论研究仍显匮乏。由于都市综合体开发的复杂性以及实践经验的缺乏,如何成功的开发都市综合体项目成为关注的焦点。本文以都市综合体的开发建设为研究对象,首先论述了都市综合体的特征、发育过程、开发动因等内容。从都市综合体开发建设的现状问题入手,在理论和实践研究的基础上,对开发建设过程中开发主体的协调,功能与规模组织,空间组织、交通组织以及价值链系统、价值创造的要素进行了系统的论述。最后结合研究内容对上海太平桥综合体的开发建设进行了分析,提出其成功的关键要点以及尚有待完善的方面,为都市综合体的开发实践提供了借鉴。更多还原

【Abstract】 Along with the development of the city, city complex become the good mode of city comprehensive development. It satisfies the city function diversification, the image characteristic, the environment ecologic, the resources intensification, the space polycentric and the life community turn. At present the development practice of city complex gradually increases. At the same time, the academic discussion on city complex also presents up-trend, but the fundamental research is still lacked. Because of the complexity of city complex development as well as experience lacking, how to develop a city complex project successfully becomes the focus.The author of this paper makes a research on the development and construction of city complex, representing its characteristic, developing process, develop motive and so on firstly. Then the research starts from the present situation, and under the instruction of the theory and the experience, it analyzes the coordination of the stakeholder in the development and construction process, the function and the scale organization, space organization, traffic organization, value chain system, and the main factors of value creation. Finally, this paper combines the research contents to analysis the development and construction process of Taipingqiao complex in Shanghai, putting forward its successful key point and deficiencies, providing a model for the development of city complex.更多还原
