成都楼市与个人投资分析

【摘要】 随着国民经济的快速增长,CPI的不断攀升,房地产业宏观经济政策的出台,以及成都市市政规划的逐步完善,成都楼市近年来成为了部分人群投资理财的理想之选。本文在简要分析国内外相关研究现状的基础上,从近年来成都楼市的相关经济政策分析入手,结合成都市的人文、历史、环境、交通等背景条件,对成都楼市的总体供需情况进行了研究,对成都楼市未来走势进行了预测。通过对个人楼市投资的宏微观经济剖析,提出了个人楼市投资的收益计算方法,并对个人楼市投资产品提出了对比选择的方法,为投资者制定决策提供了参考。在楼市投资过程中,除了考虑投资收益因素外,还要综合考虑个人投资能力因素,以及所投资楼市产品自身的特点、地理位置、环境因素等其他相关因素。最后,针对目标人群(中产非职业理财者),在投资成都楼市时,如何进行风险分析,以达到避开投资陷阱,降低投资风险的目的,提出了参考意见。投资者对楼市的宏观前景可能出现的变数要进行充分的预测,避免盲目投资和投机性投资。

【Abstract】 Recently, the house market has become ideal choice for part of populace, along with national economy rapidly growing up, CPI raising, macro-economic policy of real estate coming on, and Chengdu city planning perfecting.The general providing and demanding status of Chengdu house market is researched, and the variety in times to come is forecasted in this thesis, on the base of brief analysis on correlative researching in the world and recent economic policy about Chengdu house market, combined with the investigation of literae humaniores ,history, environment and traffic.By macro and minimal economic analyzing on individual house investment, the income calculating method and contrast choosing method on individual house invest product is proposed, providing a reference to investor. Along with house investing, except for invest income, the investor capability and the house product characteristic, situation, environment and other relationship factor should be take into account.Finally, aiming at target crowd (non-profession financing middle class), the referenced opinion on how to analyze investing risk to evading trap and decreasing venture is proposed. Investor should adequately forecast the transformation of house market macro-future, to avoid unreasoning and gambling investing.
