【摘要】 房地产业是资金密集型产业,资金是房地产企业的关键性资源,资金的获取需要企业融资能力的支撑,因此,融资能力是房地产企业竞争力的一个重要因素。融资能力的提升对增强房地产企业竞争力有着重要的作用。本文从房地产企业的资金密集型特征出发,以企业竞争力和企业融资理论和分析方法为理论依据,从融资能力视角分析房地产企业竞争力。房地产企业融资能力由内源融资能力、权益融资能力和负债融资能力构成,其中,内源融资主要来源于企业内部资金积累;权益融资来源于企业接受投资机构及个人的投资;负债融资来源于银行等金融机构或个人提供的债务性资金。企业竞争力的影响因素包括资源要素、能力要素和环境要素,因此,本文所阐述的基于融资能力的房地产企业竞争力的影响因素有融资资源要素、融资能力要素和融资环境要素。以此为基础,本文从融资能力视角对房地产企业竞争力的具体影响因素进行分析,从内源融资、权益融资和负债融资三方面,论述影响房地产企业竞争力的资源要素、能力要素和环境要素以及它们之间的关系,构建出一个基于融资能力的房地产企业竞争力影响因素体系。最后,本文从提升房地产企业的内源融资能力、权益融资能力和负债融资能力三方面,提出提高房地产企业竞争力的思路,主要有四个方面:一是注重项目投资效益,强化现金流控制,提高房地产企业内源融资能力;二是强化企业内部管理,提升公司治理水平,提高房地产企业权益融资能力;三是实施合作联盟战略,增强企业合作能力,提高房地产企业合作融资能力;四是加强企业信用管理,拓宽负债融资渠道,提高房地产企业负债融资能力。本文的创新主要表现在:从融资能力视角对房地产企业竞争力进行分析,结合企业融资理论、企业竞争力理论和房地产企业特性,分析融资能力的构成与影响因素,并在此基础上构建一个基于融资能力的房地产企业竞争力影响因素体系。此外,在构建影响因素体系时,本文从内源融资、权益融资和负债融资三种融资能力出发,并从资源、能力和环境三个要素分别进行具体分析,最后综合成一个具有多层次的影响因素体系,这也是本文的创新点之一。更多还原

【Abstract】 Real estate industry is dense in capital, and capital is an important competitive factor to the real estate corporation. Financing capacity sustains real estate corporation to catch capital. Therefore, financing capacity pays an important role in upgrading real estate corporation competitiveness. In this paper, combining real estate corporation characteristic with competitiveness theory and corporation financing theory, we analyze real estate corporation competitiveness based on financing capacity.Real estate corporation financing capacity comprises internal financing capacity, equity financing capacity and debt financing capacity. The main factors influencing real estate corporation based on financing capacity include financing resource elements, financing capacity elements and financing environment elements. Then we analyze the material factors influencing real estate corporation competitiveness based on financing capacity, and discuss the resource elements, capacity elements and environment elements which influence internal financing capacity, equity financing capacity and debt financing capacity, further, we establish a influencing factors system about real estate corporation competitiveness based on financing capacity.In the last of this paper, we bring forward some suggests on upgrading real estate corporation competitiveness which comprise of upgrading real estate corporation internal financing capacity, equity financing capacity and debt financing capacity.In this paper, we study real estate Corporation competitiveness based on financing capacity visual angle, this is an innovation. When establishing the influencing factors system about real estate corporation competitiveness based on financing capacity, we first study financing capacity from internal financing, equity financing and debt financing, then we analyze the factors influencing financing from resource elements, capacity elements and environment elements, so as to establish a synthetic influencing factors system about real estate corporation competitiveness based on financing capacity.
