我国房地产开发企业核心竞争力研究

【摘要】 “核心竞争力”这一术语最早出现在1990年,是由美国经济学家C.K.Prahalad与Gary Hamel提出。自此,核心竞争力理论越来越受到理论界与企业家们的重视。我国房地产行业从20世纪80年代开始,经过多年的发展已经成为我国国民经济的支柱产业之一,在国民经济体系中属于基础性、先导性产业。目前中国的房地产开发企业普遍存在着模仿与战略趋同的问题,房地产开发企业要实现稳定健康持续发展,就必须构建和提升自己的核心竞争力。目前,我国房地产企业对核心竞争力的内涵认识不准确,大部分房地产企业对核心竞争力的认识存在以下误区:认为企业竞争优势、企业某一方面的能力、或者企业某一方面占有的资源就是企业的核心竞争力等,如占有的土地资源、资金等。事实上,房地产企业的核心竞争力是:房地产开发企业在开发、经营过程中逐渐积累而形成的特有的、不易为竞争对手效仿的,并且能够带来超额利润的资源、知识和能力。本文第一部分为绪论,主要阐述房地产开发企业核心竞争力的研究背景、研究意义等。第二部分分析核心竞争力理论,论述了国内外核心竞争力的研究现状。第三部分分析了我国房地产开发企业核心竞争力的现状以及其中所存在的问题。第四部分就如何打造我国房地产开发企业核心竞争力的问题,主要提出了四个方面的建议。第五部分为结语,对本文进行总结并提出了一些展望。

【Abstract】 The terminology "core competence" was first proposed by American Economist C.K.Prahalad and Gary Hamel in 1990. From then on, the core competence theory has been paid more and more attention and valued by theorists and entrepreneurs.The real estate profession in China, after many years’ development since 1980s, has become one of the pillar industries of the national economy and belongs to the basic and forerunner industry in the national economy system. At present a universal problem exists in the Chinese real estate development enterprises is imitation and strategy hasten. In order to realize a stable, healthy and sustained development, they have to construct and promote their core competence. In addition, they do not understand the connotation of core competence and the majority of them have the misunderstanding that competitive advantage, certain capacity of enterprises or some resources like land and capital possessed by enterprises is core competence. In fact, the core competence of real estate enterprises are the resources, knowledge and capacity which are unique, difficult for competitors to imitate and can bring super profit, accumulated in the enterprises’ development and management processes.The first part of this article is introduction that mainly expounds the research background and significance of the core competence of real estate development enterprises. The second part analyses core competence theory and elaborates both the domestic and foreign research situations about core competence. Then the third part analyses the current situations and problems of core competence of Chinese real estate development enterprises. Four aspects of suggestions about how to construct core competitiveness will be proposed in part four. Finally it is the conclusion which summarizes the article and makes some prospects about the future.
