【摘要】 房地产信托是我国房地产业新兴的一种融资方式,信托可以通过直接贷款、股权投资等,在不同层面、不同阶段、为房地产开发项目设计出适合的个性化金融产品。另一方面,对于信托公司的投资运作而言,房地产信托业务也比其他信托业务市场运作成熟、成本较低,同时市场需求旺盛。我国目前的房地产信托主要指的是信托资金运用于房地产开发的资金信托业务,信托计划的目的是为房地产开发项目募集资金。本文围绕房地产信托论述了五个方面的内容:第一部分,我国房地产信托发展的概况。本部分清晰的界定了我国房地产信托的基本概念,总结了我国目前房地产信托的发展现状,对房地产信托在房地产项目中的投融资运作流程、主要运作模式进行了简单介绍,其中联系了我国房地产信托运用的实例。第二部分,我国目前房地产信托中存在的主要问题及原因分析。我国房地产信托发展的时间还很短,其发展过程也颇多坎坷。本部分结合我国当前的经济政策环境,对房地产信托发展中存在的主要问题进行了总结,并对其原因进行了深入的分析。第三部分,发展我国房地产信托的必要性和可行性。基于我国房地产信托发展的现状,和发展中存在的问题及原因分析,本部分揭示了我国房地产信托的实质,并进一步从理论和实践上论证了在我国发展房地产信托的必要性和可行性。第四部分,国外房地产信托的经验借鉴。美国的房地产信托是全世界发展最为成熟的,无论从它的发展历程,还是发展模式,都有很多值得我们借鉴的方面。近几年,房地产信托在亚洲其他国家也越来越受欢迎,日本等国都在积极地引入房地产信托,加快房地产业的国际化进程。同为亚洲国家,日本和我国有着更多的经济文化契合点,因此,日本发展房地产信托的经验也很值得借鉴。本部分总结了美国发展房地产信托的成功经验,也剖析了日本房地产信托发展缓慢的原因。第五部分,促进我国房地产信托发展的措施。上文从理论和实践两方面论证了我国发展房地产信托的必要性和可行性,针对我国房地更多还原

【Abstract】 The trust of real estate is a rising financing method for the real estate industry in our country. By the directly getting loans, stock investment, the trust may design the suitable individuation finance products for the exploitation project of real estate at different levels and different stages. On the other hands, as to the investment operation of the trust companies, the trust of real estate is more mature than other trusts, which has a lower cost, and has a widest marketing need. At present, the trust of real estate in our country mainly refers to the trust operation that the trust funds are used into exploitation of real estate. The trusts aim to collect capital for the exploitation project of real estate. In this paper, there are divided into five parts to discuss the trust of real estate.Part one General developing situation of trust of real estate in our countryIn part one, the basic concept of trust of real estate in our country and its scope are discussed; general developing situation of trust of real estate in our country is summarized; the investment operation flow and the major operation model about the trust of real estate are introduced in brief, in which the operation examples about the trust of real estate in our country are involved.Part two Analysis of main problems and causes about the trusts of real estate in our countryIt is short time for the real estate in our country to develop the trust, and it is very difficult to develop the trust. At first, the main trust problems that exist in the environment of our country economical policy are summarized, and these causes are further analyzed.Part three Necessity and feasibility about the trust of real estate in our countryBased on the developing situation of the trust of real estate in our country, the existed problems and causes, the essential of the trusts of real estate is summarized, and the necessity and feasibility about the trusts of real estate are discussed further.更多还原
