【摘要】 在国内外的大城市中，CBD的作用正在日益扩大。1993年，北京确立了发展CBD的规划。按照现有规划，在北京CBD的建筑面积中，商业、服务、文化、娱乐设施等占25％。由此可见，商业是CBD功能中重要的组成部分。 学者们对于商业在CBD内是否应该或应该怎样存活看法不一。但事实上，不同的CBD中商业集聚的相对规模和内部构造不尽相同，由此在CBD产生了不同效果。因而，正确认识并合理规划CBD的商业集聚，是具有理论和实践意义的课题。 除序言外，本文共分五章。 第一章是概述性的，通过对CBD的内涵和特征的分析，得出商业集聚是CBD的重要内容之一；并简要说明了商业集聚的功能和效应。 第二章详细阐述了CBD商业集聚的有关理论，为后面进行的实证分析奠定基础。这些理论包括集聚的原因、空间布局、规模以及与其他区域的关系等。 第三章重点对美国和日本CBD的商业集聚情况及集聚效果(活力)进行对比，从而为我们的研究提供借鉴。 第四章对现代CBD商业集聚的形成条件及形态进行了阐述，为下一章分析北京市CBD商业集聚奠定基础。 第五章是本论文的重要部分，具体分析了北京市CBD商业集聚的形成条件、功能选择、规模选择、业态业种选择和空间选择。更多还原

【Abstract】 In large cities around the world, CBDs are playing an increasingly important role. According to the current programming, commercial sectors, servings, culture sectors and facilities for entertainment as a whole accounts for 25% of the total built-up area in Beijing CBD. This shows that commerce plays a very important part in CBD.Scholars have different opinions on whether there should be commerce sectors or what commerce sectors could do in CBD. But in fact, there are different scales and structures of commercial cluster in different CBDs, resulting in different efficiencies. Thus, it is both theoretically and practically meaningful to accurately realize and properly program the commercial cluster in CBD.Besides the preface, this article has five chapters.By analyzing the meaning and the characteristics of CBD, the first chapter reaches the conclusion that commercial cluster is indispensable of a CBD. Also in this chapter, the functions and impacts of the commercial clusters in CBD are discussed concisely.In the second chapter several theories relating to commercial cluster in CBD are discussed in detail, which lays a foundation for the latter analyses. These theories include the reason why such commercial cluster comes into being, the distribution and scale of the commercial cluster, and the relationship of the commercial cluster in CBD with that in other regions.Chapter 3 focuses on the comparisons of the current situations and effectiveness of commercial clusters between the United States and Japan. It could be a reference to our research.Chapter 4 expounds on the factors that influences commercial cluster, and on the forms of commercial cluster in CBD, which is basic for the commercial cluster research of Beijing CBD in next chapter.Based on the former chapter, the fifth chapter states the forming conditions of, and the functions, the scale, the forms and the relationship with that of other regions chosen by, the commercial cluster of Beijing CBD.更多还原
