【摘要】 城市用地规模扩展是城市化和城市现代化的发展必然结果及要求，目前，城市用地规模扩展在众多因素的影响下呈现数量越来越大、速度越来越快的趋势。到底一个城市用地达到什么样的规模才能既满足经济发展的需要，又不浪费有限的土地的资源，这首先就需判断城市目前的用地及其扩展是否合理。不同的城市在不同的发展阶段有不同城市用地规模，城市用地规模是个具体问题，因此，本文在理论研究的基础上以正处于城市化加速期的南京市为例，对城市用地规模扩展的驱动力及合理性的进行了详细分析。 论文第一章为绪论部分，首先介绍了本文的研究背景和研究意义，并对国内外的研究现状进行了综述，阐述了论文的研究意义及技术路线。 第二章对城市用地规模的相关理论进行了界定，接着对相关理论进行概括和总结，主要包括：区位论、增长极核理论、梯度理论、聚集经济理论及土地报酬规律与适度规模经营原理。 第三章是在已有研究的基础上对城市用地扩展的驱动力机制从内部与外部两方面进行详细而系统分析研究。 第四章主要对与城市用地规模合理性相关的内容进行分析。主要包括：对由城市用地扩展产生的问题进行总结分析，由此引出城市用地扩展的门槛；接着在城市用地扩展的过程与模式一般分析的基础上，对城市有无最佳规模进行理论探讨，最后是对城市用地合理规模判断标准的阐述。 第五章以南京城市用地规模扩展为实证研究对象，首先对南京城市用地扩展的驱动力进行理论分析，并用主成分分析法对城市用地扩展的主动力因子进行提炼，接着对南京城市用地扩展的主要过程、模式进行了阐述，然后对最近几年城市用地扩展的数量、速度、结构、效益等多方面进行综合分析，判断现有城市用地规模及其扩展的合理性，并对此提出相关意见和建议，最后对南京未来城市用地规模进行探讨性的论述。 第六章对论文的主要研究成果总结，并进行了讨论，笔者认为城市用地的扩展是内外各种因子综合作用的结果，无法从控制人口增长、控制经济发展、控制技术发展等各种客观因素而达到人为控制城市用地扩展的合理性的目的，只能以政策来调控城市土地的利用，防范土地利用低效化及不合理的城市用地结构.最后提出了本文可能的创新和不足之处.更多还原

【Abstract】 The expansion of urban using land scale is the result and requirement of the urbanization and the urban modernization. Now the urban using land scale which effected by multitudinous factor has the trend of increasing with the amount and speed. Then, how much the scale should reach that can both satisfy the economy and not waste the finite land resources .The first is to estimate the rationality of the land scale and expansion. Different city has different scale in different development stage, so, the urban using land scale is a concrete problem. Based on the theory study, this paper take Nanjing with high-speed urbanization as example, and make a systematic analysis of the driving power and the rationality of expansion of urban using land scale.The first chapter is introduction. It mostly discusses the background and significance of this research firstly, and overviews the status quo and achievement home and abroad. It also introduces research content and method.The second chapter defines basic and related conception of urban using land scale. Then it introduces related theories, include land location theory, growth pole nuclear theory, gradient theory, central geography theory, agglomerative economies theory and land return rule and moderation scale management theory.The third chapter makes a particular and systematic analysis of the drive power of urban using land expansion on the basis of related study, which includes internal force and external thrust. *,The fourth chapter analyzes contents correlated with the rationality of expansion of urban using land scale. This part firstly summarizes and analyzes the problems caused by urban using land expansion, then in light of these elicits the expansion threshold. Based on the analysis of expansion process and mode, this part also theoretical discusses the best urban scale. Finally this chapter expatiates the judgment standard of the reasonable urban land using scale.The chapter takes Nanjing as an example. Firstly this chapter analyzes the drive forceof urban using land expansion of Nanjing, and also abstracts the major force with factor analysis, next, expatiates the expansion process and mode. Then this part synthetically analyzes the expansion amount, speed, construction, return and so on, judges the rationality of urban using land and expansion. In view of these this part puts forward some proposals. Lastly this chapter makes a exploratory discussion about the using land scale of Nanjing in the future.The sixth chapter sums up the paper. It is thought that the expansion of urban using land, as a result of kinds of factors inside and outside, is not controlled by people. We could not achieve the rationality of the expansion by control some factors such as population growth, economic development and technical increasing, and so on, can but coordinate and control the urban land using by policy, keep away low effect urban land using and unreasonable urban land using structure.
