【摘要】 随着城市化进程的加快，城市发展对土地的需求不断增加。我国人多地少的国情决定我们要集约利用土地，越来越多部门意识到城市土地集约利用的重要性。进行城市土地集约利用和集约利用潜力研究不仅对土地利用理论发展有益，而且对一些城市的土地利用实践也有指导意义。本文首先从理论的角度阐述了土地集约利用及土地集约潜力，然后分析了马鞍山市的集约利用状况，最后研究了城市土地集约利用潜力评价的模型、方法并评价了马鞍山市土地集约利用潜力状况。 研究论文共分七章。第一章绪论部分提出了研究所关注的问题，阐述了研究背景和研究意义，还介绍了主要研究方法和论文的结构。第二章回顾了城市土地集约利用的相关基础理论。对土地区位理论、地租理论、城市土地规划理论以及土地报酬规律理论进行回顾，分析了它们与城市土地集约利用的关系以及对土地集约利用的指导意义。第三章分析了土地集约利用的概念与内涵，并分析了其与耕地保护、土地利用结构、城市规模扩展、城市可持续发展的关系。第四章阐述了土地集约利用的规律。首先分析了土地集约利用的影响因素，然后阐述的是土地集约利用的空间分布规律和土地集约利用的动态变化。 第五章对马鞍山市土地集约利用进行了研究。本章首先结合马鞍山市的实际资料分析了马鞍山市土地利用的现状及特点；然后分析了马鞍山市土地集约利用动态变化；最后分析了马鞍山市土地集约利用的趋势。第六章是马鞍山市城市土地集约利用潜力评价研究。本章第一节首先界定了土地集约利用潜力的概念和内涵，并分析了土地集约利用潜力的特点；然后提出了土地潜力评价的概念和方法。第二节是马鞍山市土地集约利用潜力评价模型与指标体系，分析了目标层、功能层和指标层，选取了22个评价指标构建了潜力评价的指标体系。第三节用层次分析法计算了指标的权重。第四节参考有关标准和有关研究成果，构建了马鞍山城市土地潜力分级量化体系，得出了马鞍山的城市土地集约利用的宏观综合潜力级别。第五节对马鞍山市土地集约利用潜力评价的结果进行分析，并提出了土地潜力拓展和集约利用的建议。文章第七章给出了文章的结论，指出了研究论文的创新之处和有待进一步研究之处。更多还原

【Abstract】 With the acceleration of urbanization, city development demand for more and more land. The national conditions that we have a very large number population and not enough land, ask us use land intensively. Many departments realize the importance of land intensive use. Study on urban land intensive use potentiality is helpful to the development of land use theory and land use practice. Firstly, the article explains the Concept and meaning of land intensive use. Secondly, the article analyzes the condition of land intensive use of Ma’anshan city. At last, Narrates the model and ways of evaluation on land intensive use potentiality, and selects the Ma’anshan city as a case and evaluate its land intensive use potentiality.There are seven chapters in the article. The first Chapter is introduction, research background and meaning are narrated in this chapter, then the research way and structure of paper are introduced. The basic theories related with land intensive use are looked backed in the second chapter, there are location theory, land rent theory, urban land planning theory and land pay law theory. Furthermore, the article discusses their relation with land intensive use and the guidance meaning for land intensive use. In the third chapter, analyzes the meaning of land intensive use and its relation with cultivated land protection, land use structure, urban expansion and city sustainable development The fourth chapter expatiate the law of land intensive use. Firstly, factors that influence land intensive use are analyzed, and then space distribution law and dynamic changes of land intensive use are elaborated.In the 5th chapter, the article studies land intensive use of Ma’anshan city. This chapter first combines the actual information of saddle mountain city to analyze the land uses characteristic and present situation of Ma’anshan city; Then, analyze dynamic change of land intensive use of Ma’anshan city; finally, analyze the tendency of land intensive use of Ma’anshan city.The chapter of 6th study urban land intensive use potentiality of Ma’anshan city. The first section defines land intensive use potentiality, analyzes its characteristic; and then explains the concept and method of land potential appraisement The second section studies theappraisement model and index system. The section analyzes the goal layer, function layer and index layer, selects 22 appraisement indexes and sets up the index system of potential appraisement. In the third section, carries out hierarchical calculation and reaches the weight of index. The fourth section of the chapter consults the relevant specification and accomplishment of research. Establishes classification and quantification system and reaches the macroscopic rank of land intensive use potentiality in Ma’anshan city. In the fifth section, firstly, analyzes the results of potential appraisement for Ma’anshan city land intensive use, and then gives proposal and suggestion about land intensive use. The seventh chapter gets conclusion of the article, and points out the possible innovation and further research points.更多还原
