【摘要】 随着国内市场国际化和《中共中央关于国有企业改革和发展若干重大问题的决定》的颁发，特别是要调整国有经济布局与结构，积极发展大型企业和企业集团，开放搞活中小企业。传统的代表性的国有企业永嘉房地产公司面临新的机遇与挑战。研究永嘉公司的模式对房地产行业的国有企业的改制与发展有重要意义。本文对永嘉地产的生存环境、现状、资产负债、组织结构、SWOT的分析，探讨永嘉公司的机制，体制改革的方式方法，并对国企顺利改制进入市场并取得更大的发展提出自己的战略组合方案。更多还原

【Abstract】 With the internationalization of the domestic market and the promulgation of〈Decision on Several Important Issues Concerning the Reformation and Development of State-owned Enterprises by the Central Committee of the Communist Party of China〉, special emphasis has been put on the adjustment of the arrangement and structure of the state-owned economy, the vigorous development of large enterprises and business conglomerates, as well as the opening-up and invigoration of small and medium-sized enterprises. As a typical traditional state-owned enterprise, Yongjia Real Estate Corporation faces new opportunities and challenges. A close study of the pattern of Yongjia Real Estate Corporation will be of great significance to the restructuring and development of the state-owned enterprises in the real estate trades. Based on the analysis of the living environments of Yongjia Real Estate Corporation, its present situation, its assets and liabilities, organizational structure and SWOT, the author in this thesis tries to probe into the mechanism of the corporation and the ways and means of the structural reform. Besides, the author also puts forward his own combined strategic scheme on the smooth structural reform of the state-owned enterprises for them to enter the market and to make greater progress in their development更多还原
