【摘要】 以经济转型为背景的城市旧厂区土地更新与再开发正越来越多地吸引着传媒、公众、专业人士的注意力。本文在对天津市近十年来旧厂区再开发轨迹研究的基础上，通过用后评价，总结天津近十年旧厂区土地更新的得失之处，从中归纳城市旧厂区再开发的影响因素、规划目标、开发模式，同时，就旧厂区再开发的规划内容、规划手法做出探讨。掌握基础资料是研究的基础。文献研究与社会调查是本文主要的研究方法。在对天津市近十年来137个项目梳理的基础上，选取了其中2个典型事例进行问卷调查、行为观察和专家访谈，掌握社会各个层面对改造效果的感受，并对该效果进行了较为详尽的分析。城市旧厂区再开发的开发模式随着时代价值观而变化，而旧厂区再开发的更新实效与规划策划、城市设计、景观设计密切相关。随着国外相关规划与建筑理念的“西风东渐”，旧厂区再开发的文脉保留与文化延续逐渐成为规划与再开发考虑的重要因素。本文引入“城市营造”这个具有中国文化意蕴的词汇与旧厂区土地更新相结合，从新的视点对旧厂区的再开发进行研究，从中得出旧厂区再开发的目标、内容、手法，寻求城市空间与城市生活的对应关系，并期冀对未来旧厂区再开发有所启迪。更多还原

【Abstract】 The renewal of the past factory area in city are drawing on more attention of the media, the public and the professional as the background of the economic transformation. Through past-occupancy evaluation system, This text tallies up the gain and loss of the past factory area renewal in Tianjin in the last decade, induces the influence factor, programming target, redevelopment mode, and, at the same time, discusses contents and the skill of the past factory area redevelopment .It is the basement of research to hold foundation data. The cultural heritage and social inquisition are research methods this article primarily uses. The article analysises 137 items of Tianjin in the last decade and selects two of them to research with questionnaire investigates the behavior observation and interview to the expert.The mode of redevelopment of the past factory area in city varies with thought and idea .The renewal results that the past factory area redevelop plans with programming, city design, landscape design closely. Influenced with abroad principle, the context reserve that past factory area redevelops becomes more important factor that consider. This text leads into urban creation which is a phrase of Chinese culture idea remits to combine with past factory area redevelopment together, and proceeds target, contents, skill that past factory area redevelop out, looking for the city space and city life relation, and inspire to the future past factory redevelopment.更多还原
