我国饭店业资本运营研究

【摘要】 从改革开放以前仅有几家政府招待所发展到2002年各种档次、规模的星级饭店8880座,中国饭店业取得了辉煌的成绩。饭店业的大发展不仅培养了一大批优秀的饭店管理人才,饭店管理水平也有了大幅度提升。市场经济的发展使国内饭店经营管理日益市场化,饭店不再只为政府接待服务,经营管理者开始注重饭店的经济效益。饭店业由封闭性行业逐步转向与国际接轨、市场化程度较高的开放性行业。 但是随着国内饭店数量的增多,饭店产品逐渐由卖方市场转向买方市场,饭店业竞争加剧,饭店业整体经济效益开始下滑。中国加入世界贸易组织后,国际大型饭店集团加快了进入我国市场的步伐,国内饭店业的竞争将会更加激烈。国外饭店集团不仅有着成熟的管理、知名的品牌、覆盖全球的销售网络,而且他们更善于将资产经营同资本运营结合运用。通过资本运营,国际饭店集团迅速成长起来,在全球范围内占领了市场。相比之下,我国的饭店经营管理者缺乏资本运营的经验,大部分饭店的国有产权性质也使饭店管理者不具备资本运营的权利。现实中经常由政府管理部门代表国家行使所有者权利,对饭店资本进行运作,但由于管理体制及产权方面存在的弊端,饭店业内资本运营活动产生了许多问题,资本运营没有达到应有的效率、效果。本文旨在分析国内饭店企业资本运营的现状,并根据饭店行业资本运营的特点提出一些建议。 本文的结构与主要内容如下: 第一部分,简要介绍了资本运营的内容、内涵及其对企业发展、产业结构调整的意义,分析资本运营作为一种高级的企业运作模式与企业成长的关系,资本运营对产业结构升级调整、产业组织演进的意义等。 第二部分,分析了资本运营与我国饭店业发展之间的关系,论述我国饭店存量资本配置现状及我国饭店企业进行资本运作的必要性。 第三部分,具体分析了我国饭店企业资本运营的情况,并提出了一些较合理的建议。 内容提要巴巴巴巴巴巴思巴巴巴二巴二二思里巴二巴巴 第四部分,即本文的最后一部分,以锦江饭店集团与新亚饭店集团的合并为案例,介绍了两集团合并背景,并分析了合并动机、合并特点。从中,我们可以看出中国饭店企业以及整个饭店行业资木运营的特殊之处。

【Abstract】 Before the reform and opening up to the outside world, there are only a few government guesthouses in China. But by 2002, more than 8880 star hotels of various kinds of grade and scale had been set up. Chinese hotel industry has scored brilliant achievements. The great development of the hotel industry not only cultivates large members of hotel managers, but also upgrades the hotel management level. The development of market economy impels the management of hotels going into market. Hotels will never serve only as reception establishment of the government. And the managers began to pay attention to the profit of hotels. The hotel industry turns from a close industry to an international open industry with high marketing level.But the increase of hotels turned the hotel products from bargainer’s market to purchaser’s market. The competition among hotels becomes furious, and the profit of hotel industry declines. After China’s entry to WTO, more international hotel chains will and have come into china, and the competition will become even more furious. International great hotel chains have mature management modes, famous brands, and marketing network overcastting the whole global. They are experts in combining assets management with capital management. Through capital management, they fleetly grow up, and occupy vast market. On the country, most of the Chinese hotel managers do not have the experience of capital management, and many hotel managers of government owned hotels do not have the rights of capital management. In fact governments often exert this function as owners, but because of the abuse of the administer system and the property right of government owned hotels, there are still many problems in hotel capital management, and the efficiency and effect of capital management do not reach a satisfactory level. This paper mainly means to analyze the actuality of china’s hotel capital managementand try to bring forward some advises.The structure and main contents of this paper are as following:The first paragraph of this paper briefly introduces the content, the meaning and the sense of capital management, and then analyses the relationship between capital management as a kind of advanced corporation mode and the development of corporation, and the meaning of capital management to the upgrade of industry frame and the evolution of industry organization.The second part of this paper analyses the relationship between capital management and hotel development in China, and discusses the actuality of hotel capital and the necessity of capital management to hotels in China.The third part of this paper analyses the actuality of hotel capital management in China and put forward some advices.The last part of this paper takes the combination of Jinjiang hotel group and Xinya hotel group as a case, discussing the background, the motivation and the characteristics of the combination. From this case, we can see the specialty of the capital management of hotel industry in China.
