【摘要】 本论文在系统的背景分析基础上，指出施工总承包模式依然是国内建筑市场主要的承发包模式。并针对当前施工总承包模式下，项目实施阶段缺乏有效的制衡机制、承包商难以自律以及层层分包的承包体系增加了利润分成等问题，基于建筑业的特性分析以及业主的需求，引入建造服务理念，辨证地指出施工总承包商是建造服务的提供者，建造能力是承发包市场的交易对象。 同时，从构画建造成本报价体系、建立起项目实施阶段的利益制衡机制，如何减少工程项目实施组织方式的组织层次和利润分成，承包商为业主提供建造成本控制服务等角度进行优化研究，其目的是突显承包商的建造能力、促进承包商自律、提高业主的项目建设效益。本论文自始至终贯彻对比分析的研究方法，系统地把当前建筑领域实施的行业政策与改革举措统一起来。更多还原

【Abstract】 On the base of systematic background analysis, This Thesis points it out that construction’s total contract pattern will be amain contract-pattern of domestic building-market as before. Moreover, in view of these problems that effective balance mechanism is lacked in project construction process, contractor can’t be autonomic, contraction system of partly contracting layer by layer increases profit-proportion, based on proprietor’s demand and character analysis of building industry, construction service concept is proposed, logically poses that contractor is supplier of construction service, abilities to construct is target of building-market. Also, optimization Studies are underway from the following respects, constituting quoted price system of constructing-cost, establishing benefit-balance mechanism, contractor’s constructing-cost-control service for proprietor, and how to decrease project implementation’s organization layer and profit-proportion etc. aims of studies is to make contractor’s constructing abilities be apparent, to accelerate contractors be autonomic, to raise proprietor’s beneficial result of construction.This thesis implements means of comparative analysis all the way, unites present profession policies and reformation of building industry systematically.更多还原
