【摘要】 伴随着城市产业结构由第二产业向第三产业的转变以及由此产生的城市用地结构的调整，大量的工业建筑被废弃、闲置。这不仅造成了资源和能源的浪费，而且也制约了城市的有序发展。在当今可持续发展战略思想的指导下，如何改造再利用这些工业废弃建筑，使其从消极状态转化为积极状态，变“废品”为“珍宝”，在不断更新的秩序中获得新生，是目前世界上众多国家城市建设中面临的重大课题，也是本文的主要思路。虽然工业废弃建筑不象历史文物建筑那样具有很高的历史文化保存价值，但它作为城市细胞的一部分，是城市的一种特殊语言；它记载了城市工业文明的发展历史，是和我们的生活密切相关的重要组成部分。其存在的意义不仅在于它是一部反映工业文明史的“石头的史书”①，还表现在由此而产生的“城市意向”（City Image）从而使人们获得对城市的集体认同感。因此，在面对早期城市更新运动的“大拆大建”对城市空间结构和历史文脉的破坏所造成的永远无法挽回的遗憾这一残酷的现实，我们目前所能做的是采取积极的策略和态度，创造适宜的条件和手段，将城市产业结构和用地结构调整过程中产生的大量工业废弃建筑改造再利用，以实现其生态、文化和经济价值的转移，并以此来带动城市街区的复兴和发展。这无疑具有重要的研究价值和现实意义。然而，令我们遗憾的是目前工业废弃建筑的改造再利用还只是停留在实践活动的层面上，在具体的建筑设计理论与方法上还缺乏系统的研究。尤其在中国工业废弃建筑的改造再利用由于缺乏政府部门的统一指导和管理还处于一种自发状态，改造设计的手法也较为单一，因此更需要一套系统的理论方法加以指导和参考。本文正是针对这种研究现状的不足，从工业废弃建筑的价值以及改造再利用的自身优势入手，总结现有与工业废弃建筑改造再利用相关的理论研究成果和指导思想；比较研究国内外工业废弃建筑改造再利用的背景条件、动力机制、实践内容和发展趋势；分析研究工业废弃建筑改造再利用中的相关设计因素；并以此为基础提出工业废弃建筑改造再利用的设计原则；结合国内外具体的改造设计实例，归纳总结工业废弃建筑改造再利用的空间形态、外部造型以及环境景观的设计方法；最后综合运用前文总结的改造设计方法对调研实例加以分析研究；总结认识，提出展望。更多还原

【Abstract】 During the adjustment of the city structure, more and more industrial buildings are abandoned. It is a great waste of our limited resource of the world. And at the same time these abandoned industry buildings prevent the city’s well development. With the directing of "Sustainable development" strategy, how to adaptively reuse these industrial abandoned buildings, how to transform these "waste buildings" to "curiosity "is the important problem to all of the countries and is also the main thought of this thesis.The industrial abandoned buildings differ from the culture relic buildings, but the industrial abandoned buildings have their special values: they are the special landscape of our city; they record the particular social life style even build up the special texture of traditional city.The formerly city renewal destroyed the city’s context greatly. It’s the most regretful thing for the human beings. And now what we can do is to reuse the industrial abandoned buildings in a correct way, to help these buildings transfer their ecological、economic and culture values. The ultimate goal is to revive the energy of the city.But now most architects are engaged in practicing in industrial abandoned buildings’ adaptive reuse. The lack of systematic study on architectural design and theory still remain. It’s a pity for the industrial abandoned buildings themselves and also for the city’s development.This thesis is aimed for the drawback. First, the status of the industrial abandoned building has been carefully studied. And then based upon the summarization of the related theory and the comparison between China and the foreign country on practice, this thesis carries out many particular renewal design model by means of example analysis. The examples come from many countries, such as China、American、Europe. At last, this thesis has introduced a set of systematic renewal design method about the industrial abandoned building.更多还原
