【摘要】 产业化装修模式和集成家装是本文的两个重要内容。通过对传统家庭装修模式的深入研究和对现代住宅产业的不断探索，本文提出了在土建装修—体化这一趋势下，房地产企业、施工企业以及相关产业链的企业如何转变职能，适应新的住宅建设模式的发展。 论文首先从经济、社会等宏观角度，从人民生活、行业发展等微观层面进行分析，阐述毛坯房产生的社会和历史原因以及政府作为市场运行的裁判员，其推广全装修住宅的现实意义。 论文通过对比、演绎的写作方法，将传统家庭装修的种种弊端与产业化装修模式的特点进行比较，从对购买全装修房购买人群的调查、智能设计服务咨询体系、成本管理和预决算系统的建立、物料库的建立、后场加工、现场安装的工业化集约化体系、监理、验收体系、装修保修及物业管理及合同管理这九个方面进行详尽阐述。 另外，论文提出产业化装修中的三种具体模式：统一装修模式、个性化装修模式和客户参与模式，以及三种模式的特点，针对的不同客户群、楼盘类型、开发商在运作过程中的方式等都有具体的论述。文章还对当前的全装修住宅进行了简单评估，指出了其中的不足和需要改进之处。 最后，论文对整个模式进行了总结：住宅产业的发展不是单靠若干个企业和行业就可以实现的，是个庞大的系统工程，要通过房地产企业、家装企业、施工设计单位及部品企业的强强联合，为全装修住宅健康发展提供条件，同时强调了政府的监督作用和科研高校的理论指导作用。在推行住宅产业化的过程中面临的问题需要社会各界的关注和共同努力。更多还原

【Abstract】 Two main issues in the article are industrialized building decoration and integrated residential decoration.On the basis of looking into traditional residential decoration and research of modem real estate industry, the author came up with the idea of how real estate enterprises, constructors and other chain of enterprises adapt to the trend of construction-decoration integration.Both from point view of economics and society and from people life and evolution of line, the article demonstrated historic and social drives of unfinished house and emerging importance of wholly-decorated housing where government judges the market.By methodology of comparison and deduction, the article made in-depth analysis of nine facets which are customer group for wholly-decorated housing, intelligent designing and consulting service, operation cost management and establishment of budgetary estimation, inventory, back-end refinement, generalized system for installation in situ, monitor, check-and-accept, maintenance, property management and contract management.In addition, three operational patterns, generalized decoration, personalized decoration and customer-involvement pattern which are suitable to different customer groups, building types and operational business pattern, and their features are concluded. A brief comment on the current wholly-decorated-housing was made and the disadvantage was revealed for further improvement.Finally the article concluded that residential-housing-industry is a complicated systematical engineering, instead of exclusively relying on individual enterprise and line, it should be carried out through the collaboration among real estate enterprises, housing-decoration companies and designing and construction companies.
