商业银行房地产开发贷款风险的信息经济学分析——以广州地区房地产业为例

【摘要】 房地产行业是国民经济中的重要基础产业,是我国启动内需、促进经济增长、改善人民生活的重要途径之一。房地产贷款业务也是各商业银行的一项核心业务,对于促进房地产业发展,提高自身经营效益具有重要意义,但目前商业银行开发贷款不良比率呈恶化的趋势,这不仅关系到银行整体资产质量的好坏,还直接影响到房地产整个行业的发展势头。 本文选取广州地区房地产业为例,主要针对目前商业银行房地产开发贷款的发展现状及问题,尤其是不良贷款比率上升的状况,运用博弈论和信息经济学相关理论,通过构建分析模型,结合房地产开发贷款实际操作流程,分阶段、较系统地对目前商业银行房地产开发贷款风险的成因进行分析,并借鉴国际银行业对房地产信贷风险管理的先进经验,进一步有针对性的提出我国商业银行房地产开发贷款的风险防范措施。

【Abstract】 Real Estate business is an important basic business in the national economy, it is also one of the important ways to start up the domestic demand, to improve the economic growth and standard of living. Real Estate Loans business is also a core business of commercial bank, it plays a very important role of promoting the development of Real Estate and increasing benefit of commercial bank itself. But at present, the badness ratio of Real Estate Loans from commercial banks is getting worse. Such a worse trend not only influences the whole asset quality of the bank, but also influences the development of the whole Real Estate directly.This study is based on the analysis of Guangzhou area, mainly focus on the present status and the existing problems, as well as the badness ratio increasing of Real Estate loans from commercial banks. By applying the Game theory and theories correlative with Economics of Information, constructing the analysis model, also combining with the real operating process of the Real Estate loans, the systems analyzing about the risk forming of Real Estate loans from commercial bank is taken by combing the theory and practice. Further more, drawing lessons from certain experiences of Real Estate loans from overseas commercial banks, the keep away measure is brought forward corresponding to the Real Estate loans from our commercial banks.
