住宅小区智能化系统综合评价指标体系研究

【摘要】 随着智能建筑在我国的引进以及广泛应用,越来越多的住宅小区也开始引入了智能化概念,与此同时,随着人们物质精神文化生活水平的不断提高,智能化设备也基本上已经成为中高档住宅小区的标准配置。但是由于智能化概念目前的不确定性,很难就智能化住宅小区做出一个准确的定义,在一定程度上导致了智能化住宅住宅小区市场的混乱。因此。尽快地规范智能化住宅小区市场行为,已经成为当务之急。住宅小区智能化系统综合评价指标体系作为一种规范其市场行为的有效工具,国内有关部门还没有做出具体的说明。本文的目的就是研究和建立住宅小区智能化系统的综合评价指标体系及其评价方法。文章可以分为两大部分,前半部分是研究影响住宅小区智能化系统综合质量的重要因素。具体分析从住宅小区智能化系统的功能、技术条件和整个住宅小区智能化系统的经济性三个角度来出发,联系我国的具体实际情况,以期找到在我国目前环境条件下(技术环境,政策环境,市场环境等)来评判一个住宅小区智能化系统水平的评价指标体系。文章的后半部分是评价指标体系的建立及其评价方法的确立,评价指标体系建立的依据就是前半部分的分析过程,包括功能性因素、技术性因素和经济性因素三大部分,既与前面的分析相呼应,又具有其科学性;具体的评价方法在本文中选用的是模糊数学的多级模糊综合评价方法,对于在一些模糊判断较多的领域,选用模糊数学方法来进行定量分析是一种不错的选择。

【Abstract】 With the introduction and development of intelligent building in china, the intelligence conception has been applied in more and more residential. At the same time, with the great improvement of people’s living conditions, the intelligent building facilities have became the essential devices in medium-graded or top-graded residential. But in present, there isn’t a valve on intelligence conception, which causes the confusion of intelligent residential market. So, how to standardize the intelligent residential market as soon as possible has became an urgent affair we have to face.Comprehensive appraisal index system of residential intelligent system is an efficient method to standardize the intelligent residential market, but there is still not official and detailed regulates about this kind of appraisal indexes in our country. The aim of this article is just to research and construct the comprehensive appraisal index system of residential intelligent system and its appraisal way.This paper is constituted of two parts. The aim of first part is to research the factors that affect the quality of residential intelligent system greatly. In this part, we study the practical situation of our residential intelligent system market and analyze three primary aspects of residential intelligent system :function 、technology and economy, in order to construct comprehensive appraisal indexes of residential intelligent system which could put into effect in presently environment ( technology environment、policy environment and market environment ). The main content of second part is the makeup of the appraisal index system and the appraisal method. According the analysis we have done in the first part, we can divide scientifically the index system into three parts: function indexes、technology indexes and economy indexes. And then, we choose layers fuzzy comprehensive appraisal method to appraise the appraisal index system we have construct, because it’s a very efficient way to make quantitative analysis to resolve some problems full of fuzzy judgments.
