房地产项目融资若干问题的研究

【摘要】 本文在分析我国房地产项目融资的概念、现状与前景的基础上,首先对各种房地产项目融资模式的特点、前景与障碍进行了比较分析,构建了房地产项目融资模式设计的评价模型,并提出了房地产BOT模式在我国应用的操作方案。 其次,本文针对房地产项目融资决策现行方法的不足,提出了具体改进思路,并结合房地产项目的自身特点和决策需要,建立了专门适于房地产项目的现金流量模型和房地产项目融资决策优化模型。 最后,本文在分析房地产项目融资风险的构成和主要致险因素的基础上,提出了应用三角模糊数定量评价房地产项目融资风险的具体方法,并对房地产项目融资风险管理进行了初步研究。 论文侧重于方法研究,并通过实例验证了方法和模型的可行性,对我国应用和研究房地产项目融资有一定的借鉴作用。

【Abstract】 Firstly, based on the analysis of the concept, status quo & perspective of our domestic real estate project financing, the paper analyzed the characteristics, perspective. & obstacles of all kinds of real estate project financing models comparatively. Meanwhile, the paper constructed the appraisal model of the design of real estate project financing model and put forward the new program of the real estate BOT model applied in our country.Secondly, aiming at the lack of current methods of real estate project financing decision, this paper posed the concrete modified thinking. Moreover, uniting the feature of real estate project and the demand of decision, the paper set up the cash flow model which is suit for real estate project specially, and the optimization model of real estate project financing decision.Lastly, this paper analyzed the composition of risk and the main factor of risk. Then the paper put forward the specific method when evaluating quantitatively real estate project financing risk by triangular fuzzy number. And made preliminary research on the management of estate project financing risk.This paper focused on the study of methods and illustrated the feasibility of the methods and models. The paper can be consulted while applying and studying our domestic real estate project financing.
