【摘要】 随着社会主义市场经济体制的建立和发展，房地产业逐渐地成为国民经济的基础性、先导性和支柱性产业，房地产业作为一种高附加值的综合性产业对经济的发展具有高度的敏感性和超前性，同时房地产业又是一种高风险、高收益的产业，具有许多不确定性，这些不确定性对房地产开发经营的成败起着决定性的作用。因此，科学地、最大限度地分析和预测风险，对未来可能发生的风险状态、影响因素和变化趋势做出分析和判断，将风险控制在最低限度。 本文是从房地产开发经营风险的一般性问题入手，利用若干的经济理论，借助相关学科的理论知识，结合我国的实际情况，系统而详细地剖析了房地产开发经营风险生成的机理，提出了风险评估的一系列方法，最后提出了规避房地产开发经营风险的思路。 全文共分六部分： 1．本研究的现实意义、研究状况及指导思想 2．房地产开发经营风险的一般性问题 3．房地产开发经营风险的经济理论 4．房地产开发经营风险生成机理分析 5．房地产开发经营风险的评估与预测方法 6．规避房地产开发经营风险的对策更多还原

【Abstract】 With the development and foundation of socialist market economic system real estate gradually becomes a basic leading and supporting industries in national economy . As a synthetic estate with high value?added. It has high sensitive and advance feature for economic development . Meanwhile , because of its charateric of high risk and profit , real estate has much uncertainty , which play a crutial role in real estate management . Analyzing and forecasting the risk as possibly and scientific can control it under the minimum margin by analyzing and judging the state of risk , the influential element and the changeful tendency which will happen in the future.Beginning with the general problem of the risk of real estate development and management this paper analyzes systematically and gives full details of the theories how the risk comes into being by using a certain of economic theories and some relevant subject knowledge and combining with the reality in China .
