“LOFT”文化创意产业发展模式对城市旧厂区再生的促进作用研究

【摘要】 文化创意产业是近些年快速兴起并迅猛发展的新型服务业,以其强大的发展潜力,正在成长为各大城市的经济新引擎。随着对文化创意产业被日益重视,各国纷纷出台相关促进政策,并积极探索有效的发展途经和模式。与此同时,因城市产业结构不断转型升级导致大批的传统产业和工业企业或倒闭或搬迁至城市外围,遗留下了大量的旧厂房。除去拆除之外,这些废旧厂房中还有一些保留完好的,有一定历史、文化和艺术价值的,需要被更好的保护和再利用。如何发掘这一类废旧厂房的潜在价值呢?LOFT文化创意发展模式发挥出了独到的作用和价值。鉴于此,本文以LOFT文化创意产业发展模式为切入点,研究其对老工业基地旧厂房再生的促进作用。文中首先对相关的概念进行明确界定,并引入需求层次理论、有机更新理论、可持续发展理论和共生理论等作为理论基础。其次,以经济资源、历史文化、社会认知和制度保障四个因子为基础,从促进经济增长、增强社会活力、延续城市文脉、美化景观空间和塑造城市品牌等五个维度进行分析,阐述LOFT文化创意产业发展模式对旧厂区再生的促进作用机理。再次,选取西部首家LOFT文化创意产业园红星路35号进行案例分析,理论结合实际的论证了LOFT发展模式对旧厂区的再生作用,突出该模式重要的实践性意义。最后,遵循LOFT文化创意产业发展历经的初期改造、平台打造、内部管理及品牌推广四个阶段,提出具有针对性的政策建议,以期为利用LOFT文化创意产业发展模式更好促进成都老工业基地旧厂房的改造再生提供参考。

【Abstract】 Cultural and creative industry is a new service industry which developed and rised rapidly in recent years, it is becoming the new economic engine of main cities by its strong development potential. With the increasing emphasis on cultural and creative industries, countries have introduced promotion policies and actively exploring effective development mode. At the same time, a lot of old factories have been closed or relocated due to the urban structural adjustment, which left a great number of factory buildings. Remove besides, these waste plants there are still some intact, have a certain historical, cultural and artistic value, need to be better protection and reuse.How to explore the potential value of the old factory buildings? LOFT cultural and creative industries development pattern plays a unique role and value in it.Under the background information mentioned above, This article selects how LOFT, the cultural and creative industries development pattern, effects the regeneration of old industrial bases’factory buildings as topic. First, the thesis defines the related concepts clearly and introduces the theory of hierarchy of needs, organic renewal, sustainable development and symbiosis as the theoretical foundation. Then, under the four basic factors of economic resources, history and culture, social cognition and protection of system, the thesis explicates the promotion mechanism of the LOFT cultural and creative industries development pattern for the regeneration of the old factory from the point of five dimensions which include promoting economic growth, enhancing social vitality, extending city context, beautifying the landscape space and shaping the city brand. Later, choosing the first LOFT cultural and creative industry park---Hongxing Road No.35as a case to study, it demonstrates the regeneration of the LOFT cultural and creative industries development pattern for the old factory building and highlights the practical significance of the this pattern. Lastly, according to the four development stages of LOFT development pattern including initial transformation, platform building, inner management and brand promotion, the thesis puts forward pointed policies and suggestions, trying to provide references to the promotion of the regeneration of the Chengdu old industrial bases’factory buildings by the LOFT cultural and creative industries development pattern.
