武汉东湖开发区房地产开发的经济学分析

【摘要】 开发区的发展是推动工业化和城市化的重要力量,对我国实现可持续发展,促进经济增长,转变经济结构等均具有重要的意义。而开发区内房地产业与智力、政策、投资等主导要素相结合,共同促进了开发区经济的发展,对开发区发展具有重要的互动作用。为了促进武汉东湖开发区的可持续健康发展,有必要对东湖开发区房地产开发的现状进行全面的、系统的、合理的分析。本文以开发区发展以及房地产开发相关的经济学理论为指导,在收集了东湖开发区房地产开发的相关数据基础上,剖析东湖开发区内房地产开发现状以及开发区发展与房地产开发的关系,对开发区内房地产开发从供需角度、协调性以及外部性三个方面进行了相关的经济学分析。从供需角度论证是否有必要在开发区内进行房地产开发,从协调性角度分析如何才能让开发区内房地产开发与经济发展更协调,从外部性角度分析未来开发区内房地产开发的方向。以期对东湖开发区房地产开发现状有一个科学、合理、全面的认识,并在此基础上,为开发区内房地产开发活动提供决策和实施的依据,并为东湖开发区房地产开发进一步发展提出科学、合理的政策建议,以促进开发区内房地产开发的可持续健康发展。因此研究不仅具有重要的理论价值,而且具有重大的现实意义。

【Abstract】 The development of development zone is promoting industrialization and urbanization in China.It has an important strength of realizing the sustainable development,promoting economic growth and transformation of the economic structure. And together with hi-tech intelligence, policies, investment and dominant factor, real estate promoted the economic development of hi-tech, also it has important interaction with hi-tech development.In order to promote the sustainable development of Donghu development zone, it is necessary to make an comprehensive, systematic, reasonable analysis for the real estate development situation of Donghu development zone. Based on the economic theory related to the development of development zone and real estate, and the collection of relevant data of Donghu development zone, parsed the real estate development status and the relationship between the development of development zone and real estate . Make an economic analysis for the real estate development from harmony supply and demand externality these three aspects.To demonstrate if it is necessary to carry on development of real estate in development zone from supply and demand perspective.To know how to make the development of real estate and economic more harmonious from externality perspective. To find out the direction of real estate development in development zone from the externality perspective. In order to develop a scientific, reasonable and comprehensive understanding of real estate development situation in Donghu development zone, and on this basis, provides decision-making and implementation for the real estate development activities within the development zone, and in order to promote the sustainable development of real estate in development zone, make scientific, reasonable policy suggestions on the further development of real estate of Donghu development zone. So this study does not only have important theoretical value, but also have an important practical significance.
