【摘要】 针对我国大城市边缘区土地利用不集约的现状和武汉“两型社会”建设要求,本文以武汉外部都市发展区为研究范围,以土地的集约化利用为主题,以土地集约利用与城市空间调控为联结点,以城市空间结构优化、空间形态整合和土地使用强度合理控制为重点,系统探讨了在城市空间层面上,如何促进武汉外部都市发展区的土地集约利用这一核心问题。本文综合运用多种研究方法,多层次、多侧面、多视角分析了土地集约利用与城市空间调控间的关联性,剖析了武汉外部都市发展区土地利用的基本特征及存在的主要问题,评价了其土地集约利用的潜力规模,提出了土地集约利用空间发展的优化模式,并探讨了土地集约利用的空间调控对策。全文按照“提出问题——分析问题——解决问题”的思路,设置了“武汉外部都市发展区土地利用现状、特征及主要问题”、“武汉外部都市发展区土地集约利用潜力的评价”、“武汉外部都市发展区土地集约利用的空间发展优化模式”和“武汉外部都市发展区土地集约利用的空间调控对策”四个板块进行研究。在第一个板块“武汉外部都市发展区土地利用现状、特征及主要问题”研究中,全面调查了武汉外部都市发展区的土地利用现状的基本情况,总结了土地利用的基本特征,并归纳了土地利用存在的主要问题。在第二个板块“武汉外部都市发展区土地集约利用潜力的评价”研究中,针对这些不足之处,结合武汉外部都市发展区的发展目标,分别从武汉外部都市发展区空间结构潜力、武汉外部都市发展区空间形态潜力、武汉外部都市发展区土地使用强度潜力等三个方面评价了土地集约利用的潜力规模。在第三个板块“武汉外部都市发展区土地集约利用的空间发展优化模式”研究中,在结合武汉外部都市发展区实际情况的基础上,借鉴国内外城市土地集约利用的空间调控案例,从城市空间结构方面提出“轴向拓展、开放式多中心组团”的空间结构优化模式,从城市空间形态方面提出“分散化集中、扇形与指状相结合”的空间形态优化模式,从土地使用强度方面提出“TOD与SOD双重导向、适度复合型”的土地使用优化模式。在第四个板块“武汉外部都市发展区土地集约利用的空间调控对策”研究中,分别从优化地域空间结构、整合地域空间形态和合理控制土地使用强度三方面探讨了武汉外部都市发展区土地集约利用的空间调控对策。结语部分总结了本文的基本观点,指出本文研究存在的不足之处,并从完善评价指标体系等方面提出了可进一步研究的若干方面。更多还原

【Abstract】 Aiming at the status of non-economized and non-intensive urban land utilization inmajor cities, and the construction requirements of dual-type society in Wuhan, this thesis,by taking the outer metropolitan developing zone in Wuhan as researched region, theeconomized and intensive land utilization as researched subject, the economized andintensive land utilization and the space regulation and control as connecting point, and byemphasizing on the structural improvement, integrated formation of city space and theefficiency of land utilization, proceeds a systematic approach, focused on the discussion ofthe issue of“How to promote the economized and intensive urban land utilization of theouter metropolitan developing zone in Wuhan city in respect of the city space”.Combined with multi-researching methods, and from different levels, differentaspects and different angles, this thesis analyzes the connection between the economizedand intensive utilization of land, and the regulation and control of city space. It interpretsthe basic characteristics and existed major problems of the outer metropolitan developingzone land utilization. It evaluates the potential development of the economized andintensive utilization of land, and presents the improved formation of space developmentconcerning the economized and intensive utilization of land. It also discusses about how todeal with the space regulation and control on the economized and intensive utilization ofland.The whole text of this thesis, based on the idea of presenting questions, analyzingquestions and resolving questions, disposes the following four sections to be discussed:1.The status, basic characteristics and major problems of the land utilization of theouter metropolitan developing zone in WUHAN;2.The development potential evaluation of the economized and intensive utilizationof land of the outer metropolitan developing zone in WUHAN;3.The improved formation of space development of the economized and intensiveutilization of land of the outer metropolitan developing zone in WUHAN; and4.The space regulation and control policies of the economized and intensiveutilization of land of the outer metropolitan developing zone in WUHAN.In research of the first issue, it makes a general investigation on the fundamentalconditions of land utilization status at the outer metropolitan developing zone in WUHAN,and a summing-up of the basic characteristics and existed main problems of land utilization.In research of the second issue, by focusing on those insufficiencies, combined withthe development goals of the outer metropolitan developing zone in WUHAN, it evaluatesthe potentiality of the economized and intensive utilization of land, separately from threeaspects as structure potential, formation potential and intensity potential of the outermetropolitan developing zone in WUHAN.In research of the third section, it discusses the optimization models of theeconomized and intensive utilization of land of the outer metropolitan developing zone inWUHAN.On the basis of the actual situation of the outer metropolitan developing zone inWUHAN, refers the experience about the economized and intensive urban land utilizationfrom domestic and foreign space control case,and proposes spatial optimizationmodel,separately from three aspects as space structure, space formation, and intensitycontrol of the land utilization.In terms of space structure optimization,it proposes“axialexpansion”and“open multi-center group”; In terms of space formation optimization,itproposes”centralized decentralized”and "combined shape with the finger and fan”;Interms of land use Optimization, it proposes”dual-oriented TOD and SOD”and“moderately complex”.In research of the fourth section, it discusses the space regulation and control policiesof the economized and intensive utilization of land of the outer metropolitan developingzone in WUHAN, separately from three aspects as space structure of the improved area,space formation of the integrated area, and reasonable intensity control of the landutilization .The ending part, summarizing the basic viewpoint of this thesis, points out theexisted insufficiencies of the research, and presents something for further research toimprove the evaluation index system.更多还原
