西安市二手房合理交易价格和交易成本的研究

【摘要】 自从国内比较大的房地产开发商进入西安市场后,给西安的住宅市场注入了一股活力,每年的新建住宅不断地满足西安市居民的住房需求。城市化进程的加快和居民生活水平的升高,居民对住房条件有了更高的要求,为了自住需求和改善性需求购置、租赁房屋,这就激活了二手房市场。二手房市场的健康发展是建立在公平、开放的平台上,市场参与主体之间的信息不对称,造成种种障碍阻碍市场发展。二手房市场交易的中心环节是确定合理性的交易价格,参与方根据交易成本的高低以及外部经济环境来确定是否进行交易。本文采用的二手房交易价格的模型,以房屋的购置价为基础,综合考虑了影响二手房价格的主要因素,其中包括房龄、区域环境、经济增长因素,并确定出合理的交易价格。以此为基础,运用市场收益法的原理,确定房屋租赁的合理租金。然后分析二手房市场参与主体业主方、客户方的交易成本的分摊情况,以及政府出台新政对交易成本的影响。二手房市场作为住宅市场不可缺少的一部分发挥着重要作用,为了进一步发展西安的二手房市场,就需要对市场上房屋交易价格收集整理,当交易价格出现偏高或偏低的情况,就需要出台刺激或抑制政策使二手房市场健康的发展。除此之外,对中介组织的规范化管理,以及加大二手房市场的金融支持力度也是必不可少的措施。

【Abstract】 Since domestic large real estate developers join into Xi’an market and inject a stream of vigor into the housing market of Xi’an, Xi’an city residents’housing needs was satisfied with the annual Newly-built residence constantly. It activates the used market for rising the acceleration of urbanization and residents living level, and the housing conditions of the residents had demanded higher than before, it is in order to content with oneself needing and improve purchase for houses, The healthy development of the used market is built on a fair and open platform, it causes some obstacles of the asymmetry information between the main body and t market participants in market development. The used market trading center link is ensuring the rationality of the transaction price. It is determined whether transactions depend on according to the discretion of the transaction cost of participants and external economic environment.This article based on the housing purchase price to make the second-hand market price model, considering the influence of the main factors in the secondhand price, and including room age, regional environment, economic growth factors in order to determine a reasonable trading price. And on the basis of the transaction price, it is of using the market income method to determine the reasonable rental housing rental. Then it analyzed in sharing situation of secondhand market between main owner and the client, and the influences in the government’s New Deal of transaction cost. Housing market as an indispensable part of the housing market has played an important role, In order to develop the second-hand market of Xi’an further, it need to collect the transaction price in the market. When the market prices appear on the high or low situation, the government will set policy in order to stimulate or suppress the development of secondhand market. In addition, it is necessary measures to standardized management of intermediary organizations and increases the financial support in the second-hand market.
