城市综合体集约化的发展模式

【摘要】 城市综合体是经济与社会发展的产物,是城市“有机共生”的一种体现。它适应城市密集化发展对于建筑多功能的需求,可以有效的调节城市空间结构,成为城市活力激发的中心。这种复合功能的需求,早在唐宋时期就开始出现,在近100年中,城市综合体数量开始越来越多,规模也越来越大,功能也越发多元化。然而,除去对城市及使用者所带来的便利优势之外,它的存在以及发展模式必定具有不合理的地方。尤其是改革开放以来,我国城市综合体建筑发展十分迅速,这种大型建筑(群)建设也蓬勃兴起。然而,由于技术经济的差异,我国城市综合体的建设还处在起步阶段,在开发、前期策划、设计与管理方面还缺乏经验,除过一些少量成功例子之外,也存在着许多建设开发失败的例子。由此一来,探索适合我国城市综合体建筑的发展模式以及设计手法,对城市综合体建筑如何以其健康的模式可持续发展下去就显得尤为重要和迫切。本文从城市综合体多功能需求的原因入手,分析了城市综合体形成的本质原因,以及发展演化过程。同时,对于这种在新的消费模式,建设成本、工作居住等情况下产生的具有多功能建筑群所带来的各种使用问题进行分析总结,用分类归纳的方法,对城市综合体复合空间进行理论层面和实例类型要素总结归纳,指出单体建筑中不同功能部分与城市中不同的建筑功能划分存在着内在逻辑关系;空间与功能之间并不是简单的机械关联,它们更趋向于模糊共存。城市综合体就是在城市逻辑下的模糊功能建筑现象,它尊重城市的矛盾性与复杂性,并为城市提供富有活力、高效的空间。通过阐述集约化发展模式的必要原因,空间类型要素分析比对,以及与高密度的辩证关系,详细的分析了各种类型城市综合体的特质,它所具有的优势和劣势,究竟想要获取长久且具有活力的发展,该选择何种空间组成形态。在本文的最后一大部分,笔者将城市综合体商业空间作为主要论述对象,从项目的可行性到开发选择,再到具体的设计原则,以及最后结合实例分析,提出了较为详细的设计要素,手法,为城市综合体集约化发展模式提供更加具体的实例与理论支持

【Abstract】 Urban complex is a product of economic and social development, is the reflection of city "organic symbiosis". It was adapted to intensive development of urban demand for building multi-functional, can effective adjustment of urban spatial structure, become city vigor stimulate center. The demand for complex functions, from the tang and song dynasties began to appear in nearly 100 years, urban complex number increasingly, the scale is more and more big, function more diversified, these phenomena, remove to city and users, brings the advantages besides, its existence and development mode must have not reasonable place. Especially since the reform and opening up, China’s urban complex building is developing very rapidly, this kind of large construction (group) construction is also booming rise. However, due to the situation of urban complex building differences, the construction has just begun, because in the development, preliminary planning, design and management also lack of experience, except that some small successful example besides, also there are many construction development failure. As a result, explore for urban complex building model of development and design methods of urban construction, how to its health complexes mode of sustainable development is important and urgent.In this paper, multi-functional urban complex reasons for the demand, analyzes the nature of the formation of urban complex causes and evolution process. Also, for this new consumption patterns, construction costs, housing and other cases the work has produced multi-functional buildings caused by the use of analysis of the various summary, with the classification of inductive method, complex spatial urban complex Theoretical level and type of factors summarized instance, pointed out that the single building in the different functions in different parts of the city by building functional relationship between the existence of internal logic; space and function is not simply a mechanical correlation between, they tend to fuzzy co-exist . City complex is in the city of fuzzy logic function of building phenomenon, it respects the city’s contradictions and complexity, and dynamic cities, and efficient space.Through the elaboration of intensive development mode of necessary reason, space types of factor analysis, and with high density than the dialectic relationship, detailed analysis of various types of urban complex trait, which has the advantages and disadvantages, actually wan t to obtain long and energetic development, should choose space composition form. In this paper, the author will last most urban complex commercial space as the main object, the paper discussed the feasibility of the project development to choose, again to specific design principles, and final combined with case analysis, this essay suggests a more detailed design elements, technique, for urban complex intensive development model provides more specific examples and theoretical support.
