旧工业建筑改造再利用的价值研究与评价

【摘要】 近年来,由于我国产业结构的调整和城市职能的改变,为满足城市总体规划的需要,使得大量旧工业建筑闲置或废弃,这些旧工业建筑虽已经失去了原有的使用功能,但是它们多位于城市中心区域,占据着优势区位,且结构仍然完整,甚至承载着某种历史文化意义。实践表明,这些旧工业建筑在经济、社会、历史文化和生态环境方面都有一定的改造再利用价值。那么如何利用这些旧工业建筑;如何评价旧工业建筑的改造再利用的价值;如何挖掘旧工业建筑的潜在价值并将其清晰化;如何选择旧工业建筑的改造方案,最终充分发挥旧工业建筑改造再利用的价值并使其社会经济效益最大化是目前面临的问题。本文针对旧工业建筑改造面临的问题,结合旧工业建筑改造的目的和前人总结的改造经验,分析了旧工业建筑改造再利用对社会、经济、历史文化及生态环境等的影响及价值;根据旧工业建筑改造的价值评价的目的和评价的实践意义,遵循科学性、实用性、全面性等原则,采用与类似项目相比较的方法建立起适合旧工业建筑改造再利用价值评价的指标体系;应用模糊综合评判法和价值工程相结合的方法实现对旧工业建筑改造再利用的价值的评价;通过实例评价分析,说明所研究理论的实用性和可行性。

【Abstract】 In recent years, because China’s industrial structure adjustment and changes in urban functions, as well as to meet the needs of the overall urban planning, a large number of old industrial buildings are idle or abandoned. Although these old industrial buildings have lost their original function, but many of them are in the center of the city, and occupy dominant land location. Moreover the structures of old industrial building are still intact, or they carry some kind of historical and cultural significance.Practice shows that transformation of old industrial buildings has certain value in society, history and ecological environment. Indeed, transformation of old industrial buildings is the dominant mode of future building development. How to use these old industrial buildings? How to evaluate the transformation value of old industrial buildings? How to dig and use the potential value of old industrial buildings? How to choose the transformation program of old industrial buildings? Full playing the transformation value of old industrial buildings and maximizing the social and economic benefits are currently facing problems.Aiming at the problems in transformation of old industrial buildings and binding the purpose of old industrial buildings transformation and experience summarized by previous, the effects to social, economic, historical and cultural and ecological environment and so on of transformation to old industrial buildings are analyzed in this paper. According to the purpose of socio-economic value evaluation and practical significance of evaluation, the index system that is suitable to socio-economic value evaluation of old industrial buildings is established following the scientific, practical, comprehensive principles and using the compared with similar projects method. At the same time, fuzzy comprehensive evaluation method combining value engineering is used to achieve the socio-economic values evaluation of old industrial buildings. Finally the practicality and feasibility of the studied theory are showed by an example analysis.
