快速城市化地区土地利用变迁与动力机制研究

【摘要】 城市化是社会经济发展的重要现象,以土地景观的变迁分析为切入点是研究城市化的基本手段。本文从微观的区域尺度入手,以宁波镇海区庄市街道为研究对象,基于GoogleEarth软件提供的2007年和2017年镇海区庄市街道卫星影像,对庄市街道土地利用变化的时空特征进行分析。结果表明从2007年到2017年这10年的时间里耕地与林地的面积减少最多,住宅用地、公共管理与公共服务用地、交通运输用地的土地面积大幅增加。土地变迁集中在庄市街道的中部与西北部。土地利用发生变迁的主导因素是政府、房地产开发商、村民等行为主体,社会经济的发展是基础驱动力,良好的环境、区位条件对土地利用变迁具有推动作用,地价与房价的上升对土地利用变迁具有间接的促进作用。

【Abstract】 Urbanization is an important phenomenon of social and economic development, and an analysis of the change in land landscape is fundamental to the study of urbanization. The study examines Zhuangshi sub-district of Zhenhai District, Ningbo in Zhejiang Province as the research object. Using GoogleEarth and other satellite images, the study analysed the spatial and temporal characteristics of land use change in Zhuangshi. The findings showed that from 2007 to 2017, the area of cultivated land and forest land declined the most, while the area of residential land, public management-services land and transportation land increased dramatically. Land changes were concentrated in the middle and northwest of Zhuangshi. Socio-economic development was the direct driving force of land use changes, while the other major influencing factors were the conduct of the government, real estate developers and the public. Favourable environmental and geographic conditions can promote the change of land use, while the increase in land price and house price has an indirect effect on land use change.
