武汉市中心城区公共服务设施可达性对住宅价格的影响——基于三网融合交通系统的分析

【摘要】 以武汉市中心城区403个住宅小区均价为样本,基于"轨道-公交-慢行"交通路网和住宅价格特征数据构建地理空间数据库,针对公共服务设施不同的使用人群,采用改进的两步移动搜索法分析公共服务设施可达性,并构建特征价格模型来定量分析可达性对房价的影响。结果表明:教育、商业、公园、医疗设施的区位特征已被购房者所识别,其中,具有良好可达性的学校、商场、公园对房价起拉动作用,三甲医院对房价有负向影响。对房价的影响程度由大到小依次为学校、商场、公园和医院,而养老设施的影响不显著。

【Abstract】 Based on the average price of 403 residential communities in central city of Wuhan City, this paper builded a geographic spatial database based on "railway transit-surface public transit-slow traffic" network and residential price feature data. The improved spatial accessibility measurement method was used to analyze the accessibility of schools, shopping malls, park green space, hospitals, pension service facilities, and constructed the hedonic price equation to quantitatively analyze the influence of accessibility on housing price. Research results show that the location features of education, business, park, and medical care have been identified by house buyers, among them, the schools, businesses and parks with good accessibility play a driving role in housing prices, and the 3 A hospital has negative impact on house prices. The degree of impact on housing prices from big to small is schools, businesses, parks and 3 A hospitals, while the impact of pension facilities is not significant.
