基于城乡协调发展的城郊购物中心发展研究

【摘要】 购物中心是零售业发展到成熟阶段的产物。随着我国经济的快速发展及人民生活质量的逐步改善和提高,消费需求越来越趋向于个性化、多元化,传统零售业正面临着温饱型消费向享受型消费转变的严峻挑战。而购物中心恰好在一定程度上适应我国消费需求的这种转变。并且成为商业领域又一新的经济增长点,对促进经济发展起到重要的作用。购物中心源于美国,进入我国不过是短短十余年时间,无论是管理水平,还是认识程度,国内还停留在一个非常低的层次。已建的购物中心存在着盲目、超前发展的问题。而国外的成熟模式、管理技术和成功经验不可能直接运用于我国的购物中心管理实践。中外的经济、社会、文化环境的差异,决定了我国购物中心的发展会有独自的特点。如何将高档消费的代名词,科学合理地融入到我国商业流通领域,进而拉动经济增长,是目前摆在我们面前的课题。事实上,我国现阶段经济发展的首要问题之一是发展农业,提高农民收入水平和生活水平,从而促进农村经济的发展,缩小城乡差距。这不仅是一个经济问题,更是涉及到社会安定和我国现代化目标能否顺利实现的全局性问题。因此,发展农村经济,消除城乡二元结构,缩小城乡差别,是构建和谐社会、发展经济,最终实现我国现代化的关键所在。城郊购物中心的建设,从理论和实践意义上填补了城乡协调发展的空白。城郊购物中心的发展,应与城乡协调发展紧密联系,不仅仅作为一种流通领域的业态存在,更要成为城乡互动的结合点,以此使农业与商品流通业融会贯通,达到双向共赢的目的。通过对国内外大量文献及数据资料的整理分析,结合与消费者购买行为相关的理论,基于选址的中心地理论,基于竞争的同类零售店聚集理论,基于零售需求的外部效应理论以及波特的竞争优势理论,从区域经济发展水平,消费经济转型期消费需求的变化,同类业态聚集效应以及商品销售量与价格的回归分析出发,对影响购物中心发展的因素进行了分析,指出我国目前购物中心的发展存在的共性问题主要体现在缺乏科学规划、盲目发展和经营管理两个方面。上述问题也同样存在于城郊购物中心中。由于城乡协调发展的迫切性和重要性,在城郊购物中心必须具备自身商业功能的同时,应具备扩大消费者的活动空间、拉动农村经济增长;发展农村自然、文化资源、解决农民就业问题,促进农村社会发展等五项功能。在此基础上,针对共性及个性问题,结合相关理论,提出了我国城郊购物中心发展的对策建议,并以黑龙江省为平台,提出了建立城郊购物中心的构想。

【Abstract】 Shopping mall is the products of retailing business which has developed to the mature stage. With the rapid development of national economy and gradual improvement and enhancement of people’s living quality,consumption demand is becoming more and more individuation and diversification.Traditional retailing business is faced with the austerity challenges changing from the basic consumption to the enjoying consumption.Shopping mall is seasoned with this change of our national consumption and becomes another economic growth point of business field,which plays the important role in accelerating economy.Shopping mall originated from America.It has been merely 10 years since shopping mall entered into China.The management level and understanding level rest on the lower level. There are some problems,such as blind development and exceeding development.Moreover, the mature pattern,management technology and succeed experience of foreign countries can’t be used in management practices in China.Because of the differences on economy,social and culture between China and other countries,there should be characters in our shopping mall. How to merge the pronoun of high-grade consumption into our business circulation field and pull the economic growth is the task that we must be faced with.Actually,one of the primary problems of our economy is to develop the agriculture, improve the farmers’ income and living level,sequentially accelerates the rural economics to reduce the urban-rural gap.It not merely a economy problem but also a problem about global superiority,which relates to the social stability and realizing our target of modernization.So, developing the rural economy and reduce the urban-rural gap is the key to construct the harmonious society,develop the economy and realize the modernization in China.The construction of super-regional shopping mall fills up the blank of urban and rural coordinative development in theory and practices.The development of super regional shopping mall should tight link to the urban and rural coordinative development.It is not merely a retailing modern in circulation field but also the linking point of urban-rural interaction to digest the agriculture and business circulation and reach the target of win-win.Through sorting and analyzing the documents and data home and abroad,combing the theories of consumption behavior,central place on location,similar retailing aggregation on competition,external effect on retailing demand and competitive advantage,starting from the regional economy,the change of consumption demand in the consumption economy transformation period,similar retailing modern aggregation effect and the regression analysis between the commodities sale volume and prices,this paper analyzes the influencing factors of shopping mall and points that the common problems on the developing of shopping mall mainly embodies two aspects,lacking of scientific planning,blind developing and management.These problems are also fit for the super regional.On the urgency and importance of urban-rural coordinative development,the super regional shopping mall should have the functions of extending the consumers’ activity space,pulling the rural economy growth, developing rural nature and cultural resource,solving the farmers’ employment problem and advancing the rural society development.On the base of these functions,aiming at the common problems and combing the related theories,this paper proposes the countermeasures of our super regional shopping mall and puts forward the conception of constructing super regional shopping mall in Hei Longjiang province.
