天津城市商业体系和规划布局结构发展研究

【摘要】 商业是城市体系的必要组成部分,特别对于天津这样一个开埠城市来说,城市成长与商业发展密不可分。20世纪90年代以后,随着超级市场、大型购物中心、集中专卖店等多业态商业的出现,商业规划已经超越了传统单纯购物的研究范畴,从而扩展到与交通网络、景观生态、文化娱乐等多层面意义相关的城市体系的建构。然而,由于长期以来国内学术界对于城市规划中商业体系研究理论的不足,大规模的商业空间建设缺乏理论指导,商业空间开发中存在的盲目性和无序性已经成为不争的事实。正是基于这样的研究背景,论文选取了天津——传统商埠城市,作为课题研究的主体城市,探讨在信息社会下天津城市商业体系和规划布局研究。本论文在总结国内外相关学科研究现状的基础上,从地理、历史和文化三个方面入手,对天津商业体系的形成和发展背景进行分析,试图找寻影响天津商业发展的潜在主导因素。继而,论文从现状城市商业结构体系的空间特质出发,通过对商业中心区的内容功能、规模等级、空间形态、投资运营、规划立法等现状特点的客观分析,为规划天津商业发展构架提供背景资料和现实依据。在对天津商业中心区的深入研究中,论文认为天津市商业体系在规模等级上存在着无序性、松散性、模糊性和自发性。相应的,笔者将商业体系重新划分为四级:市级商业中心、区级商业主中心、区级商业副中心和居住区级中心,并根据各个等级所对应消费规模和辐射能力,提出以“商群”的概念来探索与社会发展相适应的商业体系与规划布局。商业体系的建构不仅需要整合,更需要拓展,而交通网络作为城市发展的核心构架,必将成为商业空间拓展的支撑体系。论文认为天津市商业空间结构未来发展首先要以交通导向为原则,逐步促进空间布局的合理分布和密度规模的均衡发展。另外,对于天津商业的研究不能仅着眼于天津城市本身,而要从更大的地域范畴出发。天津作为环渤海经济圈的核心城市之一、北方经济中心城市,天津市商业中心区空间结构的未来发展必须立足于环渤海地区商业核心城市这个区域定位,实现城市商业体系的可持续发展。

【Abstract】 Commerce is a necessary component of the city system, especially for a openport city of Tianjin, urban growth and commercial development are inseparable.After the 1990s, as the emergence of multi-functional commerce, such as thesupermarkets, the large shopping centers, the focused monopoly shops and so on,the commercial planning has gone beyond the traditional simple shopping areas,thereby, is being to expand to establish the city system relative to multi-level ofthe transportation network, landscape ecology and entertainment. However,because of the inadequacy of studying theories about urban planning businesssystems in the domestic academia for a long time, and the lack of theory aboutlarge-scale commercial space building, the blindness and disorder existing in thecommercial space development has become an indisputable fact.It is on this kindbasis of research that the papers selects Tianjin——the traditional port city, asthe main city of the studying subject, so the papers probes into commercialsystem and planning arrangement of Tianjin city in the information society.On the basis of summarizing the researching status quo about domestic andoverseas relevant disciplines, the papers analyses the formation and developmentbackground of Tianjin commercial system from three aspects of the geography,history and culture, and try to find a dominant factor in the potential impact ofcommercial development in Tianjin. Then, from the status quo structure of theurban commercial space character, the papers objectively analyze thecharacteristics of the status quo about the function, scale grade, space pattern,investment operations and planning legislation of the central retail district, sothat can provide the background information and practical basis for theplanning and development of Tianjin commercial framework. In the closelyresearch of the central retail district of Tianjin, the papers considers that thereare disorder, loose, vague and spontaneous in the scale grade of the commercialsystem in tianjin. Consequently, re-commercial system will be divided into fourlevels: re-commercial system will be divided into four levels : the municipalcommercial center, the main district commercial centers, the deputy districtcommercial centers and resident district centers. And according to variousgrades which is corresponded to consumption and radiation capability, thepapers put forward to the concept——“business groups”, which is used toexplore commercial systems and planning arrangement adapting the society of development. Establishing construction of commercial system is not only a needto integrate, but also the need to expand. As the core framework of urbandevelopment, transport network is bound to become the support system ofcommercial space to expand. The papers considers that the future developmentof Tianjin commercial space structure should make transportation-oriented asprinciple, also gradually promote the rational distribution of spatialarrangement and the balanced development of density scale. In addition, theresearch to Tianjin commerce should not only focus on Tianjin city itself, butalso start from a greater geographical area. As Tianjin is one of the core cities ofthe Bohai Sea’s economy region and the economic center city in the north ofChina, the future development of spatial structure, which is belong to its centralretail district, must be based on the region localization of commercial core ofcities around the Bohai area and realize the sustainable development of urbancommercial system.
