基于多目标平衡的商业综合体营建体系及实证研究

【摘要】 居住、商业、办公、酒店等多种功能在商业综合体中交叉组合,各功能之间的相互影响、相互联系、相互促动,共同作用使商业综合体成为一种高效率的复合型地产。从经济、社会、环境三个角度出发,综合体作为商业地产的典型代表能够满足城市建设的新要求,并逐渐演变成城市社会发展的主要开发模式。同时,社会实际的需要,大量集中的人口,不仅给商业综合体在城市中心的建设提出了客观要求,而且为商业综合体的发展提供了持久的支持力。本课题研究的商业综合体多目标平衡机制,首先建立在市场信息充分的前提下,对于商业综合体项目的信息,包括规范及政策的影响、商业性能信息、成本信息等因素进行充分的了解,熟知各目标的影响因素,然后进一步开始对多目标的平衡进行评价,对商业综合体的决策提供有效建议。在了解目标影响因素后,利用AHP层次分析法,针对需求的不同,建立递阶层次结构模型,对各影响因素进行分析判断,确定影响因素对目标的影响以及影响的权重。该过程能够较为清晰的掌握对目标影响很大的元素,进行特别关注,对目标影响较小的元素进行优化处理。整体上,就是将各影响因素与综合体所要达到的目标相联系,充分全面的概括目标所受到的影响限制以及影响大小。最后目标平衡机制对于提供决策参考的作用在于根据各目标所受到的影响因素,由多目标平衡机制,分析达成此目标的各影响因素对其他目标的影响,对于相互促进的目标尽量促成实施,对于产生矛盾的目标则根据影响权重分析,采取目标之间的相互妥协,或者舍弃某些不重要目标,突出重要的方面。研究表明,市场信息越充分,影响因素的多少以及权重了解的越全面,商业综合体的整体定位以及着重突出的特色越清晰,目标平衡机制发挥的作用就越明显,对于决策者就能提供越多有价值建议。本项目的创新点主要体现在:一,建立多目标的矩阵式平衡理论模式;二,针对商业地产的平衡机制以及AHP方法的运用;三,商业综合体多功能空间组合的设计方法;四,基于国内最新商业地产全过程的实证研究。本项目交叉引用各学科理论知识,分析了综合体项目各建设目标与影响因素之间的相互作用,结合实际工程案例,综合分析中多目标平衡机制在商业综合体中的应用与影响。

【Abstract】 Residential, commercial, office, hotel and other functions cross combination in the commercial complex. These functions interrelated and mutually motivate together to make commercial complex into a highly efficient composite property. From the economic, social, environmental three angle, complex as a typical representative of commercial real estate can meet the new requirements of urban construction, and gradually evolved into a major urban development model of social development. Meanwhile, the social demand and highly population density, not only put forward an impersonality proposal to the commercial complex’s construction in the city center, but also provides a durable supportive to the development of commercial complexes.Firstly, the research of the commercial complex multi-objective balancing mechanism is based on the premise of the full market information. For the commercial complex projects, the market information included the impact of regulations and policies, business performance, cost and so on. Then make a well understood of these factors and known influence to the target. Secondly, began to evaluate the balance of multiple targets and provide effective advice to commercial complex decision-making.After learn about the influence factors to the target, the research established a hierarchical structure model which based on the AHP for the different demand. Then the research started to analyses and estimates various factors and determined that the impact factors and proportion influence on the target weight. This process can be more clearly grasp the elements of a great impact on the target, make a special attention, and know well the elements of less impact on the target, make an optimization disposal. In a word, this research contacted the impact factors and syntheses’objectives, and comprehensive summarize the impact and restrictions on the syntheses’objectives.The major effect of multi-objective balancing mechanism provide to decision-makers is: based on the factors which affected to multi-objective to analysis the influence impact on other goals by achieving this goal. Then as much as possible to materialize objectives which was promote each other. To the objectives that produce contradiction, the decision-makers could compromise or give up some of the important objectives, focus on important aspects. Research shows that fully market information, the number of factors and proportion, the more comprehensive to understand, the overall positioning and the highlighted characteristics of commercial complex become more clear. At the same time, the action of multi-objective balancing mechanism will more obvious and the mechanisms can provide more valuable advice to decision-makers.The innovation of this project is mainly reflected in four facets:First, establish a multi-objective balance matrix form of theoretical model; Second, a balancing mechanism for the commercial real estate and flexible application of the AHP; Third, the design method of comprehensive combination of multi-functional space; Fourth, the empirical research which based on the whole process of the latest domestic commercial real estate. The paper cross quoted theory of various disciplines and combined with practical engineering cases. Then comprehensive analyzed the application and impact of multi-objective balancing mechanism in the commercial complex.
