中国房地产业市场结构、竞争机制及企业竞争策略研究

【摘要】 近十多年来,我国房地产业取得了迅速发展,在居住条件改善、国民经济增长、扩大就业以及城市建设推进等方面发挥了重要作用。而目前我国房地产业在发展过程中仍存在诸多问题,比如房地产的供给与需求结构不平衡、某些地区的房价上涨过快等。在导致这些问题的众多原因中,房地产业的市场结构与竞争机制是其重要因素之一。鉴于此,本文选取“中国房地产业市场结构、竞争机制及企业竞争策略”进行专门研究具有一定的理论与现实意义。本文综合运用西方经济学、产业组织理论以及博弈论等相关学科知识,对我国房地产业的市场结构、竞争机制及企业竞争策略进行了系统研究,全文共分八章。第一章对选题背景与意义、国内外研究现状、研究方法与内容等进行了概述。第二章对市场结构、产业竞争及企业竞争策略等相关理论进行了阐述。第三章分析了市场优势、进入壁垒对产业竞争机制的影响,以及产业竞争机制对企业竞争策略的影响。第四章阐述了我国房地产业发展的环境依赖性,并分别论述了政策变迁、城市化、住房需求与房地产业发展的相互关系。第五章介绍了我国房地产业的发展历史及现状,并对市场结构进行了测度。第六章探讨了房地产企业的价格竞争策略与非价格竞争策略,提出并论述了我国房地产企业的非价格竞争占优定理。第七章对规范我国房地产业发展的相关政策进行了初步思考。第八章对全文的主要研究结论进行了总结,并对本文研究的不足以及进一步研究的方向做了工作展望。本文的主要创新点有:从理论上探讨了市场结构、竞争机制及企业竞争策略三者之间的关联机理,运用竞争策略研究方法提出了基于知识产权优势的企业竞争策略;基于波特的“五力模型”,探讨了我国寡头垄断市场结构下的房地产业竞争机制;构建了房地产企业的差异化竞争模型,比较分析了“价格竞争”与“竞争方式选择”两种博弈,提出并论证了我国房地产企业的“非价格竞争占优定理”。但由于各种原因,本文研究还存在一些不足,比如在阐述房地产业竞争机制时,没有将中央政府与地方政府的行为考虑进来,而实际上它们的行为目标差异对区域房地产业竞争机制具有重要影响。今后,笔者将在这些不足的方面进行继续研究,以使本文研究得到进一步的延伸和深化。

【Abstract】 Over the past decade, China has achieved rapid development of real estate industry, which has played an important role in improvements in living conditions, economic growth, employment expansion, and urban development. However, there still exist many problems at present, such as imbalance on the supply and demand in the real estate structure, and soaring house prices in some areas. What causes these problems? The market structure and competition mechanism of real estate may be one of the important factors. In view of this, based on some economic theories, this paper will be of certain theoretical and practical significance.Referring to the Western Economics, Industrial Organization Theory, Game Theory and other related knowledge, this paper attempts a system study on the market structure, competition mechanism and competitive strategy of China real estate industry. It is divided into eight chapters. In chapter one, there is a summary about the background and significance of topic-selection, the research actuality and its methods and contents. Chapter two expounds the theories of market structure, competition mechanism and competitive strategy. In chapter III, the paper analyzes the impacts of market advantage and entry barriers on industry completion mechanism, and the impacts of industry completion mechanism on enterprise competitive strategies. Chapter IV discusses the environment dependent of real estate development, the relationship between real estate development and policy changes, urbanization and housing demand. Chapter V describes the history and situation of China real estate, and measures the market structure. Chapter VI discusses the price competition strategies and non-price competition strategies of real estate enterprises, demonstrates the dominated theorem of non-price competition in china real estate market. In chapter VII, the paper thinks over the policies which are helpful to china real estate development. In the last chapter comes a main conclusion of the whole passage and a direction prospect for further research.The main innovations of this paper are as follows:Discussing the related mechanism between market structure, competition mechanism and competitive strategy, using the methods of competitive strategy to propose an enterprise competition strategy based on intellectual property advantages; Based on Porter’s "Five Forces Model", discussing the real estate industry competition mechanism under the oligopolistic market structure; establishing the differentiation model of real estate enterprises, comparing "game of price competition" and "game of competition mode choice", and demonstrating the dominated theorem of non-price competition strategies. However, Due to various reasons, there must be some inadequacies points in this paper. For example, the paper hasn’t taken the behaviors and goal differences of central government and local governments into account, which in fact has an important influence on. Obviously, a deeper and further study in these inadequacies will be a good extending and deepening for this paper.
