家居建材卖场开发的问题反思与建议

【摘要】 文章紧扣“市场→运营商→开发商→投资商”的研究脉络。首先,总结当前家居建材卖场的现状、发展趋势和存在的问题。并对近十几年的文献进行查阅,发现尚未有针对出售型开发模式的家居建材地产开发问题的研究。于是结合相关的理论基础和研究方法,制定研究框架。然后,通过了解我国家居建材卖场的发展过程,总结其发生的主要变化。并对当前知名的家居建材企业进行分析,根据其不同的特点进行归纳分类,发现shopping mall模式是当前家居建材卖场主流的开发经营模式。浙江亿丰家居建材城就是一个典型案例。本文通过对该项目的区位选择、前期规划分析、功能定位以及建筑设计进行详细论述,并对当前该项目运营的进行投出产出分析,发现项目无法达到预期的收益,其核心的原因就是开发商采取“重开发、轻经营”的出售型开发模式。最后,结合多年家居建材卖场的开发运营经验,对该项目存在的问题进行归纳总结,并进行深入的分析,总结其中的经验教训,并对未来家居建材卖场开发提出一些建议。

【Abstract】 Stick to the "market to operators and developers, investors," the research context.First of all, summarizes the current status, development trend of household building materials supermarket and the existing problems. And for more than ten years of literature review, found for selling model has not been home improvement research of real estate development. And combined with related theoretical basis and research methods, research framework.Then, by understanding the development of the household building materials supermarket in our country, summarizes the major changes. And analyze s the current well-known household building materials enterprises, according to the different characteristics of the inductive classification.Found that shopping mall mode is the main trend of household building materials supermarket development business model.Zhejiang Yifeng furniture city is a typical case. Location selection, this article through to the project prophase planning analysis, function orientation and building design, elaborated this on current the project operation and threw output analysis, found that the project cannot reach the expected earnings, its core reason is that developers take "the development, management" on the sale of type development mode.Finally, combining with home improvement real estate development operation experience for many years, the paper summarizes the problems existing in the project, and in-depth analysis, summed up the experience and lessons, and puts forward some Suggestions for the future home improvement real estate development.
