绿色高校教学建筑投资增量研究

【摘要】 环境问题每况愈下的当今,摆在我们面前的危机有很多例如有资源枯竭、全球变暖水位变高、生态失衡等。前期为了发展工业和经济过度开采消耗地球资源的生活和生产方式必须进行改变,与环境和谐相处是改善现状的唯一途径。绿色建筑在这样的背景下诞生。推动绿色建筑的发展,减少建筑对环境的破坏,资源的浪费,在保证其正常使用的情况下提高建筑的舒适度,实现建筑的可持续发展。各大高校既是重要的职能单位,又是传播新理念新观念的重要基地。高校势必要一马当先,积极推广节能新理念,在此基础之上创造新型节能技术、研发出更高效的节能产品。高校是国家节能减排的首要大本营,建设绿色大学、可持续发展校园,是我国高等学府的社会责任。上个世纪90年代至今,绿色建筑慢慢在我国推广开来,越来越多的企业,学者对这一领域的研究也越来越深入。随着研究的深入,实践尝试,人们发现绿色建筑的落成不可避免的会产生投资增量,这严重的阻碍了绿色建筑在我国的发展。但是在建筑运营阶段绿色建筑所产生的经济效益是不可小觑的,所以应该通过对建筑全寿命周期分析,通过各项经济效益评价指标对其研究。首先,根据国内外对于绿色建筑的研究现状进行整理分析,在此基础之上,总结归纳绿色建筑的相关概念及定义,然后介绍相关理论:绿色建筑评定标准、全寿命周期理论和经济效益评价理论。从建筑设计阶段,建造阶段和运营三个阶段分析绿色高效教学建筑成本。随后,结合经济效益评价理论先分析计算绿色高效教学建筑的成本经济效益指标,再分别从动态指标和静态指标来计算绿色高效教学建筑投资增量经济效益指标。最后,论文引入两个工程实践的案例,计算出案例中投资增量成本以及其经济效益。本文对高校绿色建筑增量成本经济效益的分析,有利于高校绿色建筑成本管理,促进高校绿色建筑的发展。
【Abstract】 Nowadays,environmental problems are getting worse and worse.There are many crises in front of us,such as resource exhaustion,global warming,ecological imbalance and so on.In the early stage,in order to develop industry and economy,the way of life and production that consumes the earth’s resources must be changed.Harmonious coexistence with the environment is the only way to improve the present situation.Green building was born under such a background.Promote the development of green buildings,reduce the damage of buildings to the environment,waste of resources,improve the comfort of buildings under the condition of ensuring their normal use,and realize the sustainable development of buildings.Each university is not only an important unit,but also an important base for disseminating new ideas and concepts.Colleges and universities are bound to take the lead,actively promote the new concept of energy conservation,on this basis,create new energysaving technologies,and develop more efficient energy-saving products.Colleges and universities are the primary base of energy conservation and emission reduction.Building green universities and sustainable development campuses is the social responsibility of our universities.Since the 1990 s,green buildings have been gradually promoted in China.More and more enterprises and scholars have made more and more in-depth research in this field.With the development of research and practice,people find that the completion of green buildings will inevitably lead to an increase in investment,which seriously hinders the development of green buildings in China.However,in the construction operation stage,the economic benefits generated by green buildings can not be underestimated,so it should be studied through the analysis of the whole life cycle of buildings and through various economic benefit evaluation indicators.Firstly,according to the research status of green building at home and abroad,this paper summarizes and summarizes the relevant concepts and definitions of green building,and then introduces relevant theories: green building evaluation criteria,life cycle theory and economic benefit evaluation theory.From the architectural design stage,the construction stage and the operation stage,this paper analyses the construction cost of green colleges and universities.Then,combined with the theory of economic benefit evaluation,the costeconomic benefit index of green university building is analyzed and calculated,and then the incremental economic benefit index of green university building investment is calculated from dynamic index and static index respectively.Finally,the paper introduces two cases of engineering practice to calculate the incremental cost of investment and its economic benefits.This paper analyses the incremental cost and economic benefits of green buildings in Colleges and universities,which is conducive to the cost management of green buildings in Colleges and universities,and promotes the development of green buildings in Colleges and universities.
